    Description

    The existing Siemens fire alarm system does not meet current GSA facility standard or building code requirements. The existing fire alarm system was originally installed as a Siemens MXLV multiplex addressable fire alarm system in 1999. In 2008 a renovation of the fire alarm system added dual channel voice circuits and programming, and replaced all existing notification appliances with new synchronized strobe appliances, to include strobes and speaker strobes. New synchronization modules were added to accomplish this. Currently the manufacturer no longer supports field initiating devices and notification appliances, and spare parts are becoming less frequently available resulting in higher maintenance and repair costs to the government. A new fire alarm and emergency voice communication system will ensure operational integrity of the building fire alarm system, improve long-term maintenance capabilities, and avoid costly building disruptions if the existing fire alarm system experiences failures. This project includes the design and installation of a new and complete network digital-addressable fire alarm system and emergency voice alarm communication system, a new bi-directional amplifier two-way radio communications enhancement system, and a new two-way communication system. The system shall include all wiring, raceways, pull boxes, terminal cabinets, outlet and mounting boxes, control equipment, alarm and supervisory signal initiating devices, alarm notification appliances, and all other accessories and miscellaneous items required for complete operational systems even though each item is not specifically mentioned or described. The fire alarm installation shall also include the installation of new digital addressable elevator smoke detection control panels which are monitored by the base building fire alarm system via alarm, supervisory, and trouble signal contacts. A new elevator smoke detection control panel shall be provided for each elevator machine room. Fire alarm replacement may be phased, however DB phasing plans must be reviewed and acceptable to GSA authority having jurisdiction.
