    Seeking Expressions of Interest West Suburbs of Chicago IL The United States Government is conducting market research for the potential fulfillment of requirements for office space in West Suburbs Chicago, IL for the following need. Properties of interest would have 90,000-105,000 usable square feet of office space. This should convert to approximately 103,500-120,750 rentable square feet. The lease term requirement would be for a minimum of ten (10) years. The space must be available for occupancy by November 25, 2027. Other applicable requirements include: Must be located within the following delineated area: North: West North Ave South: Ogden Avenue (Walter Payton Memorial Highway) East: 294 Tri State Tollway West: 355 Veterans Memorial Tollway N Unique Requirements: A loading dock of approximately 1,300 sq. ft must be available to accommodate standard size pallets. (paper, envelope, and IT supply deliveries) Print shop area must have floor load sufficient to support print machines (Location of print shop must have floor load between 2,500 – 3,000 lbs/sq ft. This location must be located in the same building but does not need to be contiguous) The building must be capable of connecting circuits to EIS telecom vendors. Buildings must have a POP (Point of Presence) and a Demarc/Demark room for network routing. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine the procurement strategy. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime.
