The United States Government is seeking expressions of interest from potential sources for approximately 2000 rentable square feet of flex space for office and light industrial in Potsdam, New York. The space must yield a minimum of 1400 ANSI/BOMA (formerly "Usable") square feet to a maximum of 2500 ANSI/BOMA (formerly "Usable") square feet of contiguous space. The space shall provide access to three parking spaces for on-site visitor/employee parking. In addition, there is a requirement for approximately 900 square feet of secured ware yard. Proposals which satisfy all space requirements in a single location will be considered. All prospective properties must be physically located within, or front the boundaries as identified below (see map of delineated area):
N: Townships of Brasher Falls and Norfolk
E: Townships of Hannawa Falls and area of Southville
S: Townships of Hannawa Falls and Canton
W: Areas of West Potsdam and Slab City
The anticipated term is 20 years, 10 years firm as a modified gross type lease. All services, supplies, partitioning, and required tenant improvements are to be provided as part of the rental consideration. Gas and electric utilities should be metered for the building and included in the operation and maintenance cost of the lease. The building must be located in a prime light- industrial or flex-space district with attractive, professional surroundings and a prevalence of contemporary design and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary. The building must also possess the ability to demonstrate meeting all current Federal, State, and local codes and regulations; Federal environmental regulations including but not limited to fire and life safety, accessibility, and OSHA.
Expressions of interest should be sent to the primary point of contact listed above and include the following:
1. Building name/address.
2. Legal property description, and property identification numbers (PIN).
3. Location of space in the building and date it will be available.
4. ANSI/BOMA defined office area/useable square feet (USF).
5. Rentable Rate per square foot (RSF) of the entire building and Rentable Square Feet (RSF) of the space offered.
If an Offeror is representing more than one owner, each owner must submit written acknowledgement stating the owner understands the Offeror is representing other parties for the same requirement.
