As stewards of the iconic Kingsbury Hall, UtahPresents provides a valuable gathering space for community events and campus partners. Through a breadth of collaborations, UtahPresents encourages curiosity, enhances cultural vibrancy, and creates connections beyond the stage. This project is to provide comfortable and accessible seating upgrades for the Nancy Peery Marriott Auditorium within Kingsbury Hall. The building, situated within the University of Utah President’s Circle District, is on the National Register of Historic Places. Please ensure that your team has a historic consultant and a specialized theatre consultant for proper design. No acoustician subconsultant required. The full project description and scope of work can be found on the following page (page 4). Construction Budget: $2,300,000.00 The selection shall be under the Value Based Selection method. The Solicitation for A/E Services documents, including the proposal requirements and the selection criteria and Project Schedule, will be available at 10 A.M. on Monday, June 1, 2026 on the BidNet Direct website. A MANDATORY Pre-Proposal Meeting and Site Visit will be held at 10 A.M. on Friday, June 12, 2026 at Kingsbury Hall (1395 Presidents' Circle, Salt Lake City, UT 84112). All design firms wishing to submit on this project must attend this meeting. *Proposal dates for the required references, management plans, statements of qualifications, and interviews will be based on the Project Schedule included in the Solicitation for A/E Services. The University of Utah reserves the right to reject any or all proposals or to waive any formality or technicality in any proposal in the interest of the University. PROJECT DESCRIPTION Project Description: This project is to provide the design and replacement of comfortable and accessible seating upgrades for the Nancy Peery Marriott Auditorium within Kingsbury Hall. The building, situated within the University of Utah President’s Circle District, is on the National Register of Historic Places. The Auditorium currently has fixed seating that needs to be upgraded with a minimum seat width of 20” and accommodate ADA and bariatric options while maintaining or enhancing sightlines throughout for patrons and to drive revenue. The floors need to be assessed, and analysis provided in regard to recommendations for repair, resurfacing, replacement or a combination of these strategies with a cost estimate for all options provided broken down for consideration. All removable seating should be replaced including the orchestra pit and running loge. The University will provide a Lidar scan of the floors once seating is removed for design integration and coordination. Consultants are encouraged to provide additional verification of existing conditions. Implementation of a comprehensive, controlled aisle lighting system is being considered, and options will need to be provided with cost estimates of each option for consideration. The University intends to put the design out for bid with several add alternates to maximize the value within the budget constraints. Design/Construction priorities: Replace all fixed theatre seating to maximize seat count, ensure ADA accessibility, and maximize comfort and sightlines, in keeping with historic preservation best practices. Minimize ongoing maintenance costs as a result. Effectively re-number and label all seating (provide recommendations on font). Non-negotiables Gravity-return seats with a minimum seat-width of 20” Universal design including accessible and bariatric options Replace all removable seating including in the orchestra pit and running loge for maximum capacity, comfort, and stacking/storage efficiency. Implement a comprehensive, dimmable/controllable aisle lighting plan integrated in the seating, in the floor, and wall-mounted where appropriate. Assess all floors that need to be repaired, resurfaced or replaced. All costs should be provided and broken down to repair/resurface/replace all auditorium floors including the painted concrete upstairs and the wood downstairs. Replace all carpet runners. The Auditorium has a total seating capacity of 1,921 across 4 tiers. This seating count needs to be field verified during design. The University will provide a full LiDAR scan to assist. Seating Counts Orchestra: 962 fixed, 12 removable/ADA Balcony/Loge: 859 Running Loge (box position): 24 removable Orchestra Pit: 64 removable Project Timeline & Deliverables: *subject to change based on project needs June – A/E RFP and interviews July – Design contract awarded *July to December/January – Design and Code Review Programming Schematic Design Design Development Construction Documents *January/February – GC Bidding *February – Award GC June 15, 2027 – Construction Start August 7, 2027– Substantial Completion The prime A/E should plan to allocate 2 weeks for University review at each design deliverable and upwards of 4 weeks for DFCM Code Review. Ensure that design deliverables at each phase reflect those accepted as industry standards, as well as the defined DFCM and University of Utah expectations. Project schedule should be closely monitored and adjusted based on lead times to ensure that the tight construction timeframe is adhered to. The Kingsbury Hall is an integral venue for many community and University events; this project needs to abide by the June 15 to August 7, 2027 downtime reserved for construction.
