BID SUBMITTAL DUE DATE: No later than 3:30 PM (ET), Tuesday, May 19, 2026, to the below address: Florida Department of Environmental Protection, Bureau of Design and Construction, 3800 Commonwealth Blvd., MS #520, Tallahassee, Florida, 32399-3000, Attention: Logan Lee-Marple, Contracts Specialist, Bureau of Design and Construction, (850) 245-2519. (For hand delivery: Carr Building, Welcome Desk.) The Department reserves the right to reject any or all bids.
BID POSTING DATE: No later than 3:30 PM (ET), Tuesday, May 26, 2026, unless extended by the Department for good cause.
B. The following items are questions regarding the plans:
1. Question: Please verify if the concrete posts on site are survey markers. If so, please confirm if these need to be protected during construction.
Answer: These appear to be just concrete posts on site. We recommend protecting the posts unless directed otherwise by Owner.
2. Question: The drainage area to be graded south of the bathhouse contains many more trees than shown on the plans. Please confirm if these trees are all to be removed.
Answer: Trees are to remain. Revising the grading plan to avoid removing trees.
3. Question: Will the contractor be responsible for utility costs for water and electricity used during construction? If so, please provide the names of each company and estimated monthly amounts if possible.
Answer: Yes, contractor's usage of electricity with Clay Electric and well for water. Monthly electric charges range from $150-200, as the campground is currently closed.
4. Question: Will the campground be closed for construction? If no, are there alternate restrooms for guests to use?
Answer: Campground is currently closed until completion of construction.
5. Question: Is the typical DEP project information and lien signage required? Please indicate the specific temporary project signage quantities, requirements, and locations.
Answer: Yes, refer to 'Instruction to Bidders' and location will be finalized at the pre-construction meeting.
6. Question: Is there supposed to be a walkable surface in the attic, since an access ladder is called out?
Answer: Not required to have walkable surface in attic space.
7. Question: Please confirm corrosion protection for hurricane connectors, straps, and their fasteners are required.

8. Question: Please clarify where the gutters are to drain. Will the gutters direct water out onto the SOG/sidewalk? Will this require splash blocks? If so, please provide/specify a basis of design.
Answer: Note to be added to drawings, "PROVIDE CONCRETE SPLASH BLOCKS WHERE DOWNSPOUTS DISCHARGE ONTO THE FLOOR BELOW."
9. Question: Please advise if Plexi-Chemie epoxy flooring can be substituted for the basis of design. Please see the attached specifications.

10. Question: Please provide specifications for the restroom accessories as referenced on sheet A101 on the Toilet Accessory Schedule.

11. Question: Please confirm if the cabinet shown on E1/A201 is a fire extinguisher cabinet.

12. Question: Is there a basis of design or any specific requirements for the laundry units?
Answer: Park will procure and install laundry units. Contractor to provide complete utility connection for the units.
13. Question: Are drain pans required for the showers? If so, please provide details for concrete and plumbing.
Answer: No. Traditional shower pans are not required. Showers shall utilize a bonded waterproof membrane system in accordance with TCNA F122, installed directly over the concrete slab. The assembly shall include a sloped substrate to drain, a continuous fluid- or sheet-applied waterproof membrane, and a compatible bonding flange drain. Coordinate slope and drain installation with plumbing. Additional detailing will be provided if required.
14. Question: Does the dryer vent run through the masonry wall? If so, please provide details for routing and elevations.
Answer: No. The dryer vent will run along the exterior wall. See updated sheet M101.
15. Question: What stone manufacturer will be used for the Bathrooms?
Answer: Ocala limestone is the basis of design for this project. Selected Bidder to provide shop drawings for material to be used for review by Architect and coordinated with Owner.
16. Question: Who is furnishing and installing the feeder wiring to the meter? Will Clay Electric pull the wiring through provided conduit or is the electrician responsible for the complete installation?
Answer: It is contractor's responsibility to provide complete electrical system and to coordinate with Clay Electric.
17. Question: Is the graded drainage area to be seeded/sodded or is the Kershaw Sand to remain?
Answer: Drainage area to be sodded.
18. Question: Please clarify elevations on sheet C106. For example, the 143 elevation line runs through the ADA camping pad, but the pad is at elevation 143.2 with 4" thick concrete. Is the 143.2 the top of the slab?
Answer: Revised the grades and removed the contour through the pad. See plan sheet C106.
19. Question: Please verify the location of the new transformer pole. It is assumed Clay Electric will be furnishing and installing?
Answer: Contractor to perform due diligence and coordinate with Clay Electric.
20. Question: Laundry Equipment Responsibility / Basis of Design - The drawings indicate a commercial washer and dryer arrangement with associated electrical, plumbing, and mechanical coordination. Please confirm:
a. whether the washer and dryer are contractor-furnished / contractor-installed, owner-furnished / contractor-installed, or owner-furnished / owner-installed;
b. if contractor-furnished, the required manufacturer, model, capacity, and basis of design;
c. whether the dryer is intended to be electric as coordinated with the electrical drawings; and
d. whether the mechanical contractor is responsible only for the dryer vent and related accessories, or for furnishing/installing the dryer itself.
Answer: Park will procure and install laundry units. Contractor to provide complete utility connection for the units.
21. Question: Louvers / Motorized Dampers at Exhaust Fan Openings - Mechanical keynote 2 on Sheet M101 indicates to provide a motorized damper on the inside of the louver. The louver detail on Sheet M501 also indicates an opposed blade motorized damper per Chapter 13 of the Florida Energy Code. However, our mechanical subcontractor has asked for clarification because the exhaust fans appear intended to operate continuously. If the exhaust fans are to run continuously, please confirm whether the motorized dampers are still required at the louvers, or if a non-motorized/backdraft arrangement would be acceptable in lieu of the motorized dampers. This clarification would help avoid unnecessary cost if the intent is for the louvers to remain effectively open during continuous exhaust fan operation.
Answer: A non-motorized backdraft damper is acceptable.
22. Question: We had a question on the furring strips for the interior and exterior of building. One detail shows 7/8s hat channel. Another detail shows wood 1xs. What method do we need to figure?
Answer: 7/8” Hat Channels. Wall Sections on A330 and Details on A501 have been updated.
