    Description

    Greenwood County (“Owner”) is requesting professional services from qualified Architectural/Engineering firms for the design of new fire station located at 5214 Highway 702, Ninety Six, SC 29666 (parcel ID #7815-261-666). The proposed fire station will replace the existing Fire Station 60-Lower Lake located at that site, a three bay, metal building built in the late 1970's. The existing metal building and adjacent accessory brick building will be razed for a new, approximately 7500 SF, full-time Fire/EMS station. The new Lower Lake Station 60 is proposed to have 5 bays, sleeping quarters for up to 8, 3.5 bathrooms, a full kitchen, utility room with washer/dryer, and multiple office/meeting rooms. Greenwood County is seeking a station similar in size, function and layout as Fire Station 45 located at 128 Greenwood Avenue South, Ware Shoals, SC. Plans attached.

    This request seeks to identify the qualifications submitted that are in the best interests of Greenwood County. The submitted proposals will be evaluated utilizing the Selection Guidelines outlined in this Request for Qualifications. The owner is seeking a cost-effective and highly qualified partner. Greenwood County reserves the right to reject any an all subittals.

    Background

    Greenwood County's Fire Sation 60, which houses Lower Lake Greenwood Volunteer Fire and Rescue, is located on an approximately 2.0 acre parcel at 5214 Highway 702 outside fo Ninety Six, SC. The three bay, metal builiding is approximately 2400 SF and was built in the late 1970's. Adjacent to the metal station is an approximately 900 SF brick and wood framed accessory building. The existing metal building and adjacent accessory building are both proposed for demolition to make way for the new station.

    The 2023 Greenwood County Fire Master Plan highlighted the need for new apparatus and renovated stations capable of housing the new apparatus (Fire Engines and Ambulances). The five year Fire Master Plan also mentioned the need for sleeping quarters for 24 hour crews, the need for ADA compability, and increased energy efficiecy when detailing the station renovations. When applying for 2024 Capital Project Sales Tax Funds, Greenwood County Emergency Services decided that demolition and building new would be more cost efficient than renovating existing stations. Emergency Services applied for the "tear down and rebuild" of five (5) stations, one of which is Station 60-Lower Lake. The proposed rebuild would use the "Ware Shoals" building plans-approximately 7500 SF, with a five (5) bay apparatus room, sleeping quarters for up to 8 single beds, three and half bathrooms, full kitchen, utility room with washer/dryer, office space and meeting space.
