    Description

    NOTE: PROJECT BID DOCS, PLANS, AND SPECIFICATIONS WILL BE AVAILABLE ON JANUARY 26, 2026.The project consists of the installation of three (3) classroom modular buildings, one (1) office modular, and one (1) restroom modular, along with associated site improvements, utility extensions, parking lot work, and accessibility upgrades. Work includes, but is not limited to, the following major components: 1. Modular Building Installation Install three classroom modules, one office module, and one restroom module. Provide modular building foundations, utility connections, entryways, and code-compliant access paths. Install interior finishes including carpet, VCT, rubber base, paint touch-up, building and room signage, appliances, window coverings, and other FF&E-related components. 2. Minor Site Demolition & Clearing Clearing and grubbing of vegetation within building pad limits. Select demolition of irrigation components, fencing, backstop, and other obstructions. Removal and abandonment of miscellaneous utilities as required for new construction. 3. Concrete, Access, and ADA Improvements Construction of concrete ramps, stairs, landings, and associated metal guardrails and handrails. Installation of truncated domes, new sidewalks, and accessible routes. 4. Security, Access Control & Door Hardware Installation of access control systems, including automatic gates, card readers, key switches, and supporting electrical/low-voltage connections. Provide miscellaneous door hardware, panic devices, closers, cylinders, and integration with MCOE standards. 5. Electrical & Low Voltage Systems Provide new transformer, switchgear, electrical distribution, and branch power to modular buildings. Install site lighting and associated conduit and wiring. Install complete low-voltage distribution, including data, communications, and AT&T coordination. Install fire alarm systems, including interior devices, exterior devices, and tie-in to campus FA panel. Coordinate with PG&E for new power service, transformer upgrades, and shutdowns. 6. Plumbing & Mechanical Tie-ins Provide domestic water, sanitary sewer, and storm drain connections to modular buildings. Install any required interior plumbing fixtures inside modulars; perform tie-ins to campus infrastructure. Coordinate with local water/sewer districts. 7. Earthwork, Grading & Site Preparation Perform rough grading and fine grading for modular pads, parking lot areas, and sidewalks. Provide necessary earthwork, moisture conditioning, compaction, and finish grading for ADA compliance. 8. Parking Lot & Exterior Site Improvements Install new asphalt paving, concrete mow bands, wheel stops, striping, and traffic signage. Construct driveway approaches per city/county standards. Complete all parking lot ADA striping and signage. 9. Landscaping & Irrigation Removal of existing landscaping as required. Install new landscaping, shrubs, trees, sod, and irrigation lines. Provide site furnishings including benches and miscellaneous exterior furniture. 10. Perimeter Fencing & Gates Install six-foot black vinyl fencing around designated areas. Install vinyl rolling automatic traffic gate and integrate with access control system. Provide galvanized chain-link fencing where indicated. 11. Utility Coordination & Off-Site Work Coordination with: PG&E – new service, transformer upgrades. Water/Sewer Districts – utility connections. Storm Drain Authority – new inlets, tie-ins, and drainage improvements. AT&T – communications routing. Off-site work may include driveway approaches, utility trenching, adjustments to existing infrastructure, and right-of-way coordination. Compliance & Permitting All work subject to DSA-approved plans, field verification, and inspection. Compliance with CBC, Cal/OSHA, CCR Title 24, municipal permits, and agency utility rules. Waste disposal must comply with CalRecycle and environmental protocols.
