The City owns the building located at 21 N Grove St. in Eustis, Florida. It was previously used as a bank and consists of a main floor and a full basement, each approximately 7,400 sq. ft. Most of the interior partitions and finishes were previously demolished on the main floor and a portion of the basement. Supporting Documentation (attached): ? Environmental testing by Terracon (dated April 27, 2026, Project Number H1267390) ? Demolition Plan sheets: AD101 Main Level and AD102 Basement Level Scope of Work: ? Remediate and properly dispose of all asbestos containing materials (ACM) unless contained in a load bearing component as indicated in attached report. ? Remediate and properly dispose of all lead-based paint and associated materials as indicated in attached report. ? Remediate and properly dispose of all organic materials and associated materials as indicated in attached report. ? Demolish remaining interior walls, ceilings, finishes and associated components in accordance with demolition plans AD101 and AD102 provided in the bid package. ? Demolish perimeter drywall and furring at exterior walls. ? Demolish plumbing fixtures and associated exposed piping. ? HVAC duct work should be removed to the point of connection with the air handler unit(s). ? Demolish electrical system back to main main/service disconnect. ? Coordinate with city to leave required equipment to allow for temporary power on each floor for construction lighting and power. ? Demolish drive-thru on south side of building and the two canopies on the east side. ? Building should be maintained in weather tight condition at all times. ? Maintain structural integrity of all structural components and provide the necessary protection at all times. ? Maintain safety and cleanliness on the site at all times. ? Remove all demolished materials from the site and dispose of all items in accordance with state and federal law and industry standards. ? Provide a proposed duration schedule to complete work. ? Respondents will be provided access to the building for a site visit as part of the pre-bid meeting.
