Vicentia Ave.Suite 320Corona, California92882 County: Riverside Other Details: The City desires to negotiate the sale/lease and development of the property to one entity for a development plan that provides for the simultaneous development and subsequent use of the following:• GC 54221(f)(1)(G)(i) Surplus land that is subject to a local agency’s open, competitive solicitation or that is put to open, competitive bid by a local agency, provided that all entities identified in subdivision (a) of Section 54222 will be invited to participate in the process, for a housing or a mixed-use development that is more than one acre and less than 10 acres in area, consisting of either a single parcel, or two or more adjacent or non-adjacent parcels combined, that includes not less than 300 residential units, and that restricts at least 25 percent of the residential units to lower income households, as defined in Section 50079.5 of the Health and Safety Code, with an affordable sales price or an affordable rent, as defined in Sections 50052.5 and 50053 of the Health and Safety Code, for 55 years for rental housing, 45 years for ownership housing, and 50 years for rental or ownership housing located on tribal trust lands, unless a local ordinance or a federal, state, or local grant, tax credit, or other project financing requires a longer period of affordability.• At least 300 residential units, at the northwest and southeast portions of the project site, as depicted in the attached concept plan. As required by the Surplus Lands Act exemption the City is pursuing, 25% of those units must be designated as affordable, meeting all affordability requirements in GC Section 54222.5. The City also desires ground floor retail to be incorporated into the project to aid in supporting the revitalization of the core downtown area in which this project is located.• A hotel, restaurant, and ancillary commercial uses on approximately three (3) acres adjacent to the City’s main commercial corridor (Sixth Street) and hub of multiple existing commercial and retail uses, as depicted in the attached concept plan, to be concurrently developed and operational with the affordable housing.The layout depicted in the attached concept plan is based on traffic and impact analyses that the City has prepared to minimize mitigation measures and development impact costs, as well as account for significant underground infrastructure and planned street improvements on Sixth Street and Main Street.Based on the City’s process, in the event your agency or company is interested in purchasing the property, you must notify the City in writing (via email) within sixty (60) days of the date this notice was sent via electronic mail. Notice of your interest in acquiring the property shall be delivered to Joel Belding, Economic Development Director, at joel.belding@coronaca.gov.Entities proposing to submit an electronic letter of interest are advised to review the requirements set forth in the Surplus Land Act (Government Code Section 54221(f)(1)(G)).
