The City of Medford Parks, Recreation, & Facilities Department is seeking a qualified contractor to perform maintenance work on several of the City’s downtown parking lots. This work will include asphalt crack sealing, applying sealcoat, line striping and ADA compliance markings. Contractor will be responsible for providing the City with a schedule of work that must be approved prior to project start. Contractor will be responsible for blocking off parking lots ahead of work and posting signage to announce lot closure dates. Weekend work is preferred to minimize disruption to the public. If weekend work is an option, please provide add alternate cost on Quote Schedule in Exhibit A. Provide all labor, materials, equipment, traffic control, and supervision necessary to carry out maintenance work at the parking lots specified in EXHIBIT B (map and addresses). Work includes, but is not limited to: • Crack Sealing • Asphalt sealcoating • Pavement markings (striping and symbols) • ADA compliance markings • Surface preparation and cleaning • Traffic control, safety measures, and signage Existing Conditions • Field verify all parking lot conditions and quantities prior to submitting proposal. • Report areas with failed asphalt to City representative prior to sealing. Owner will provide direction. Surface Preparation • Clean all asphalt surfaces to remove debris and vegetation prior to work. • Treat oil spots with degreaser. Crack Sealing • Ensure cracks have been thoroughly cleaned prior to applying sealant. Seal Coating • Striping should not begin until sealcoat is fully cured. • Ensure uniform coverage with no streaking. Pavement Markings • Match existing layout unless otherwise directed. • Use traffic-grade paint for striping and markings. Traffic Control • Maintain access to nearby businesses and walkways during work. • Use barricades, cones, and signage to block off parking lots the evening before work commences. • Prevent vehicle traffic while sealcoat is curing. • Contractor is responsible for traffic control and right-of-way requirements. Project Phasing • Submit a project phasing schedule prior to work. Weekend work is preferred to minimize disruption to public. • Coordinate with City representative on project phases. Some lots may need to be completed in phases to remain partially operational. Quality Requirements • Match all parking lot layouts with existing layout, unless otherwise specified by Owner. • Match existing parking stalls, fire lanes, directional arrows, ADA markings, and curb painting. • Make sure all work meets manufacturer specifications and industry standards. • Contractor shall notify Owner of any non-compliant layouts before striping.
