The selected consultant will act as a trusted advisor and advocate, representing the City's interests throughout the evaluation, negotiation, and acquisition process. For Phase I, the consultant will serve as a critical partner to City staff, helping to bridge real estate expertise with the City's planning, legal, and financial processes. Phase II services are not guaranteed and will be issued on a task-order basis as needs arise..
The City has identified two candidate office properties within Rancho Cordova that are under active consideration for acquisition and conversion into a full-service community center. Both properties are currently or recently used for office purposes and present distinct opportunities and challenges with respect to physical condition, location, acquisition complexity, and redevelopment potential.
The community center project is anticipated to include; multipurpose gathering space, recreation facilities, meeting rooms, administrative offices, and outdoor event space. The City's goal is to select the site that best meets program needs, represents sound fiscal stewardship, and minimizes acquisition and redevelopment risk.
The Buyer's Representative will serve as a critical partner to City staff, helping to bridge real estate expertise with the City's planning, legal, and financial processes.
Demonstrated experience representing public agencies, municipalities, or institutional clients in commercial real estate acquisitions and complex transactions.
Experience with office-to-community center, civic, institutional, or adaptive reuse redevelopment projects of similar scale and complexity.
Qualifications, availability, expertise, and organizational depth of the proposed project team, including key personnel assigned to the engagement.
Clarity, thoroughness, and effectiveness of the proposed approach for Phase I and Phase II services, including due diligence management, negotiation strategy, transaction coordination, and understanding of public agency requirements.
Competitiveness, transparency, and reasonableness of the proposed fee structure, including disclosure of any commission arrangements or potential conflicts.
Quality and relevance of references from comparable public sector or institutional engagements.
