    Description

    The Airport Commission is commencing a Request for Proposals (RFP) process for the Terminal 3 West Food and Beverage Phase 1 Concession Leases. Lease 1 is comprised of 1 location, approximately 7,000 square feet of space, post-security, Boarding Area F, on the departures level of Terminal 3. Lease 2 is comprised of 2 locations, approximately 2,065 square feet of space in total, broken down as follows: • Post-Security Coffee: Approximately 1,115 square feet of space of which 500 square feet shall be designated as storage/support space, post-security, Boarding Area E, on the departures level of Terminal 3. • Pre-Security Coffee: Approximately 950 square feet of space of which 205 square feet shall be designated as storage/support space, pre-security, on the arrivals level of Terminal 3. Lease 3 is comprised of 1 location, approximately 880 square feet of space, post-security, Boarding Area F, on the departures level of Terminal 3. The term is 14 years, plus one option to extend the term by two years, exercisable at the sole discretion of the Airport Commission. The Minimum Annual Guarantee (MAG) offer is as follows: Lease 1 - $1,320,000.00. For each Lease Year, the base rent shall be the higher of the Minimum Annual Guarantee (MAG) or the following tiered percentage rent: o 8% of Gross Revenues achieved up to and including $4,000,000.00; plus o 10% of Gross Revenues achieved between $4,000,000.01 and $6,000,000.00; plus o 12% of Gross Revenues achieved over $6,000,000.00. Lease 2 – Post & Pre-Security Coffee MAG shall be the sum of the following: o The MAG for the pre-security coffee location shall be $90,000.00. o The MAG for the post-security coffee location shall be $456,000.00. For each Lease Year, the base rent shall be the higher of the Minimum Annual Guarantee (MAG) or the sum of following tiered percentage rent: Pre-security coffee location o 6% of Gross Revenues. Post-security coffee location o 8% of Gross Revenues achieved up to and including $1,000,000.00; plus o 10% of Gross Revenues achieved between $1,000,000.01 and $2,000,000.00; plus o 12% of Gross Revenues achieved over $2,000,000.00. Lease 3 - $416,000.00. For each Lease Year, the base rent shall be the higher of the Minimum Annual Guarantee (MAG) or the following tiered percentage rent: o 8% of Gross Revenues achieved up to and including $500,000.00; plus o 10% of Gross Revenues achieved between $500,000.01 and $1,000,000.00; plus o 12% of Gross Revenues achieved over $1.000,000.00 Please review RFP document for all details.
