    Description

    General work description: The City of Florissant is soliciting sealed bids from qualified contractors for the removal and replacement of the existing roofing system and the installation of a new gutter system at the Florissant Golf Course Club House. Work shall include all labor, materials, equipment, and incidentals necessary to complete the project in accordance with these specifications.

    Contractor is responsible for inspecting roof prior to bidding to provide accurate measurements, pricing and scope of work to complete the job.

    SCOPE OF WORKA. Roofing Replacement

    The contractor shall:

    • Remove and legally dispose of existing roofing materials and debris.
    • Inspect wood decking and replace as needed (unit pricing to be provided).
    • Re-nail loose decking where required.
    • Install aluminum drip edge at all eaves and rake edges.
    • Install ice and water shield at:
      • Eaves (extending 24” past interior wall)
      • Valleys
      • Roof penetrations (vents, pipes, chimneys)
      • Roof-to-wall transitions
    • Install two (2) layers of #15 underlayment.
    • Install new 1-1 1/2 & 1-4 lead pipe flashings.
    • Install ridge vent system (approx. 138 LF).
    • Install 3-8"roof vents: Color TBD
    • Install 40 LF roof-to-wall and step flashing as needed. Color TBD
    • Install 20LF step flashing. Color TBD
    • Detach and reset satellite dish (if applicable).
    • Install starter strip at all roof edges.
    • Install architectural shingles (Owens Corning Duration or approved equal) with 6 nails per shingle.
    • Seal all flashing and penetrations with quad sealant
    • Paint pipe flashings to match roof color.
    • Perform full site cleanup including magnetic nail sweep, gutter clean, and driveway

    B. Additional Roofing Components

    • Remove and replace copper chimney counter flashing & cricket pan flashing: Size: 8' 7" x 2' 4" Type: Stone, Color: 16 oz. Copper
    • Flash around 3 approx. 24" x 24" curbs.
    • Remove 8 Fence post mount bracket base flashing's.
    • Install fencing around AC units

    Gutter Replacement:

    • Remove existing gutters and haul away all debris
    • Inspect all fascia and replace as needed (unit pricing to be provided) 
    • Install 6" seamless gutters, Color: TBD
    • Install 3"x4" downspouts, Color TBD 
    • Install gutter guards
