Partnership Opportunity Overview Florida Polytechnic University (“Florida Poly” or “University”) is seeking proposals from qualified development firms (“Developer”) to develop additional on-campus housing along with related uses (“Project”). The qualified firms will serve as a financing partner and developer for the planning, financing, design and construction for the Housing Development and Financing Partner Project.Project will provide additional housing facilities to support Florida Poly’s recent and future enrollment growth given the limited availability of student housing in the areas surrounding campus. The University expects that the Project will open in fall 2028. The University desires to continue delivering all student-facing services, which includes residential life, assignments, billing, conduct enforcement, marketing, and programming (“Retained Services”). The University is willing to discuss the delivery of this shared operating approach with the selected partner. Florida Poly has engaged Barbar & Associates, LLC (“B&A”) to serve as the advisor on the Project. Project Overview Following the already completes Phases 1-3 of student housing, this Project is desired to be a two-phase mixed-use development which will encompass Phases 4 and 5 of the University’s housing facilities. Phase 4 will include 500 housing beds with expanded Dining Facilities. The Dining Facilities will replace the existing Dining Facilities. Phase 2 will potentially include an additional 500 housing beds. The University may consider adjustments to the Project scope appropriate and subject to applicable approvals, and may collaborate with the selected partner to further define a program consistent with the University’s strategic objectives, financial parameters, and market conditions. Responses should include proposed pricing for the demolition of the existing Wellness Center, including the current dining facilities. Any information provided in the Appendix is for reference purposes only, and Respondents shall be responsible for verifying all site conditions and assumptions.
