    Description

    Owner will receive Bids for small to medium-sized repair and rehabilitation work, ADA compliance projects, tenant improvements and replacement in kind projects.The County intends to award three or more Job Order Contracts for general building contractor services. Each contract shall have a Maximum Contract Value of four million dollars ($4,000,000)with the option to increase to the state maximum allowable by California Public Contract Code (PCC) Section 20128.5. Each contract will have a Potential Minimum Contract Value that the Contractor has the opportunity to perform of $25,000. PCC Section 20128.5 provides that counties may award annual contracts, none of which shall exceed three million dollars ($3,000,000) (as adjusted annually per the CPI index which is currently six million four hundred two thousand sixhundred six dollars ($6,402,606.00).A Job Order Contract is an indefinite quantity construction contract pursuant to which the Contractor may perform an ongoing series of individual Projects at different locations and facilities under thejurisdiction of the Owner. Job Order Contracting is typically used for small to medium sized repair, remodeling, or other repetitive work to be done according to Unit Prices. The Contract Documentsinclude a Construction Task Catalog® containing Prepriced Tasks for construction work with preset Unit Prices. All Unit Prices are based on local labor, material and equipment costs and are for thedirect cost of construction.Bidders will bid Adjustment Factors to be applied to the Unit Prices and to Non-Prepriced scope. The same Adjustment Factors apply to every Prepriced Task in the Construction Task Catalog®. Contracts will be awarded to the lowest responsive, responsible bidder(s).Thereafter, as work is identified, the Contractor will attend a Joint Scope Meeting with the Owner to review and discuss the proposed work. See Document 00 7301 for further details on Job Orderscope of work, schedule and pricing.No contract will be awarded to a Contractor who has not been licensed in accordance with the provisions of the Contractors State License Law, California Business and Professions Code, Division 3, Chapter 9, as amended, or whose bid is not on the proposal form included in the contract document. A valid California Contractor's License, B (General Building Contractor) is required for this project. Other specialty work may require a specialty contractor’s license held by Bidder ora listed subcontractor.
