4.1 PROJECT OVERVIEW CSUDH is seeking proposals from qualified firms for roof repair services. Firms shall provide and install cool roof coating to south side roof area of Loker University Student Union. 4.2 SCOPE OF SERVICES 4.2.1 Scope of Work 1. Furnish and install cool roof coating to south side roof area. 2. Cool roof coating shall be Title 24 compliant. 3. Roof area to be coated is approximately 300 Squares. 4. Remove all debris and pressure wash entire roof. 5. Inspect all roof drains, scuppers, overflows, and gutters. 6. Clean, clear and repair all roof drains, scuppers, overflows, and gutters as needed. 7. Reseal all pipes and vents on the rooftop. 8. All employees to be paid Prevailing Wage. All roof repairs shall be completed in compliance with: 1. California - Building Energy Efficiency Standards ¿ Title 24 4.3 TIMELINE Project schedule and completion dates: 1. 5/18/2026 - Prep existing room/Power wash. 2. 5/19/2026 - Reinforce area around drains. 3. 5/22/2026 ¿ Furnish and install coating. 4.4 WARRANTY Upon completion of the work, provide the Manufacturer¿s written and signed limited labor and materials Warranty, warranting that, if a leak develops in the roof during the term of the warranty, due either to defective material or defective workmanship by the installing contractor, the manufacturer shall provide CSUDH, at the Manufacturer¿s expense, with the labor and material necessary to return the defective area to a watertight condition. Installer is to guarantee all work against defects in materials and workmanship for a minimum period of twenty (20) years from date of acceptance. 4.5 ACCEPTANCE CRITERIA The acceptance of completed work will reside with CSUDH Project Manager (PM). The PM will maintain a team of advisors in order to ensure the work requirements have been met. IFB documents will be available on or after March 26, 2026 on CSUBUY, https://bids.sciquest.com/apps/Router/PublicEvent?CustomerOrg=CalState. Respondents shall first register as a vendor and then log in to the CSUBUY Solicitation Portal to search for this project and download the IFB documents.
