    Description

    State Project Number 44BA0036 Lysen Hall Dormitory Renovation, Minnesota State Academy for the Blind A. The work will be done under one prime contract that includes: General, Mechanical, Demolition, and Electrical construction. B. The following summary is a general guide to the scope of work. It should not be construed as a detailed list of work included in the contract. 1. Each wing is approximately 5,500 square feet, with major bathroom renovation entailing approximately 1,200 square feet each. 2. The whole of the dorm is to receive furred out walls allowing for a substantial finish and update package to be installed throughout. 3. Another large portion of this project is to update the public areas of the dorms (kitchen, dining, lounge, and staff office. 4. The existing layout has all functions separated into individual rooms. This renovation will open these spaces to allows for a communal and welcoming feeling. 5. The work will be constructed in 3 phases, one for each dorm wing, with three separate dates of substantial completion. Plans and Specifications were prepared Architecture Advantage, 375 Jackson Street – Suite 420E, St. Paul, MN 55101. This solicitation includes required insurance as recommended for the project’s specifications and scope of work. It is highly encouraged potential responders review Section 00 73 16 Insurance Requirements as well as AIA A201, Article 11 of the solicitation before submitting a response. This Project has a 5% Targeted Group, Economically Disadvantaged, Veteran-Owned Small Businesses (TG/ED/VO) subcontracting goal. Responding company has completed as a Prime Contractor, not as a Subcontractor, the work for at least three (3) contracts which have achieved Substantial Completion since June 1, 2021, for General Contracting Construction that involved similar project scope. Each of these contracts MUST have had a construction value of $1,750,000 or greater. Project Manager and Job Superintendent responsible for this project EACH has had at least ten (10) years with General Construction similar scope and value to this project. Each of these contracts must have had a construction value of $1,750,000 or greater. Category: Construction. Estimated Value: 4,655,542. Estimated Completion Date: Oct. 30, 2027. Pre-Bid Meeting: A mandatory pre-bid meeting will be held on June 18, 2026, at 1:00 PM CT. The meeting will be held at 400 6th Avenue SE, Faribault, MN 55021 at the Gymnasium (Room G302). The Prime Contractor must attend the pre-bid meeting and sign in on the attendee sheet provided by the Minnesota Department of Administration (MDA) or Architecture Advantage.
