The City will demolish theexisting structure to prepare the property for redevelopment. The selected Developer will acceptthe vacant property "as is" and will be responsible for complete design and construction of theProject.The development will include up to 100 units of senior affordable modular, factory-built housing,comprising a mix of studios, one bedroom, and two-bedroom units. All aspects of the design shallprioritize accessibility and age friendly features. Parking requirements may be met through acombination of on-site parking and shared parking arrangements with the adjacent Senior ActivityCenter, currently in development. An approved site plan for the neighboring project is provided forreference in Exhibit C. Please note that the neighboring project will develop a portion of theparcel being advertised in this RFP to assist in meeting parking requirements. The Project willoperate under an existing Cross Access Agreement with the adjacent Senior Activity Center thatallows for:• Pedestrian and vehicular ingress and egress;• Shared parking;• Cross drainage for storm water and storm water facilities;• Access to all buildings and areas for emergency services;• Landscaping, walls/fences, and solid waste facilities;• All utilities (including, but not limited to, gas, electricity, water, fire suppression systems,sanitary sewer, telecommunications, etc.); and• Any additional uses pursuant to amendments to the Special Permit approvedby the City.
