Berthoud Fire Protection District seeks an Owner's Representative for a feasibility study and remodel/addition project of Fire Station 62 using a Design-Build delivery method. The OR will advise, manage procurement, and support project execution to improve station functionality and address facility needs.
Berthoud Fire Protection District (“District”) is soliciting proposals from qualified firms or individuals to serve as the District’s Owner’s Representative (“OR”) for the feasibility study and anticipated remodel / addition project for Fire Station 62. The District intends to use a Design-Build project delivery method for the remodel that follows a feasibility study. The District seeks an Owner’s Representative that can act as an experienced advisor to the District, protect the District’s interests, help organize and validate information needed for decision-making, and support a disciplined procurement and project-management process from early planning through completion. The OR is expected to supplement District staff capacity, not replace District decision-making authority. The District is evaluating a remodel and potential addition to an existing fire station in order to improve operational functionality, support personnel, address facility deficiencies, and position the station for long-term service needs. During the recent RFI process, the District received concept-level feasibility materials that emphasized several themes likely to remain important during procurement and execution of this work, including: existing building evaluation; validation of program needs and adjacencies; conceptual options; schedule and phasing considerations; code and AHJ review; site and utility constraints; and order-of-magnitude budgeting for both hard and soft costs. The District expects the OR to help carry these themes into a structured feasibility and delivery process. A separate RFP #20260403-1 is open to solicit proposals for a feasibility study. Proposals for the feasibility study are due May 25th, with intent to award a contract on June 9th. The feasibility effort is expected to evaluate the existing facility, identify design constraints and opportunities, validate the District’s operational program, consider conceptual approaches, and develop a decision-ready budget and schedule framework. If the project proceeds, the District anticipates procuring a Design-Build team for renovation and/or addition work based on the feasibility findings. **Solicitation Type**: RFP - Request for Proposal (Formal) **Source ID**: PU.AG.USA.2382.C2705076 **Piggyback Contract**: No **Question Acceptance Deadline**: 04/13/2026 06:00 PM EDT **Questions are submitted online**: Yes **Bid Submission Type**: Electronic Bid Submission **Additional Bidding Instructions**: Questions and Submission Instructions Questions regarding this RFP shall be submitted in writing to: Andrew Kuiken, Division Chief AKuiken@BerthoudFire.org Proposals shall be delivered no later than May 25th at 16:00 to: 248 Welch Ave., Berthoud CO, 80513 or AKuiken@BerthoudFire.org Late proposals may be rejected.
