DescriptionThis project entails the renovation of the building located at 922 California Avenue, adjacent to the existing corporation yard. The scope includes design, permitting and construction support for renovations of the interior layout and space planning, flooring, furniture layout, electrical systems, HVAC, fire alarm/sprinklers, integrate Velocity keycard system and IT infrastructure. Optional components of the project include plumbing, installation of up to two (2) external electric vehicle (EV) charging stations, and installation of external gates. The existing storage room adjacent to the building and the newly constructed internal restrooms and new conference room are specifically excluded from the scope and will remain unchanged.The new floor plan will be designed based on coordination with staff and will include the following:Staff Spacea. 5 walled office spacesb. 6 cubicles for office staffc. Existing ConditionsThe building has recently undergone a series of renovations, which include the addition of new men’s and women’s restrooms, a conference room, and a kitchenette. Four new HVAC units have been installed; however, two of these units are not yet connected to the ductwork. The facility also features three existing garage door entrances, a primary entrance door, and two side access doors. In addition, the building’s exterior has been remodeled to improve both functionality and appearance.The existing office building is a one story 7,780 square foot building on a 20,246 square foot lot. It is fully fire-sprinkled as Type III-B.
