    The scope of services to be performed (the “Services”) includes, but is not limited to:A. Develop strategies for sale or lease of designated County-owned properties.B. Determine the competitive market price and prepare comparable market analysisreports for County-owned properties and potential properties targeted foracquisition or lease.C. Develop marketing materials to advertise available properties for sale or lease,including the MLS and other applicable advertising platforms.D. Develop and implement a strategic marketing and development plan for the saleor lease of designated County-owned properties.E. Assist with obtaining and/or analyzing due diligence items, including but not limitedto appraisals, environmental reports, surveys, and title work.F. Identify available properties within Nassau County that meet the County’sacquisition criteria and provide a customized approach to property identificationand negotiation.G. Research and engage the owners of properties needed by the County, not yetavailable in the market, to procure its acquisition.H. Recommend terms and conditions for transactions.I. Represent the County in negotiations for the purchase, sale, or lease of anyparcels assigned to the Firm by the County, including purchase agreements orleases in accordance with the form and content as directed by the County.J. Participate in site tours of available property on the County’s behalf.K. Attend meetings and/or public hearings with County staff, their agents, Countyofficials, property owners, and other parties, at either the request of the County oras necessary for the project.L. Draft and submit offers and counteroffers subject to the County’s approval andadvise the County on any offers and counteroffers received.M. Coordinate with listing agents, attorneys, representatives, underwriters, and titlecompanies.N. Assist with and attend closings at the request of the County.O. Provide additional supplemental services as necessary to carry out the objectivesof the County in its real property transactions.
