Q (Question): 2. What is the anticipated number of moves per year/quarter/month after the initial properties listed in the RFP?
A: The number of actual moves is highly dependent upon the project, the property, and the resident. There is no way to anticipate moves in the manner requested.
Q (Question): 3. What is the estimated timeline to complete a unit renovation?
A: This is highly dependent on the project and, as moves will not be tied to the renovation schedule for a single specific unit, but rather the phasing plan, it will not impact the relocation timeline. The timing of phases is more relevant to this question, but also highly dependent on the project and the property. We are determining the phasing for the immediate project, at which point we will be able to provide more details on the impact to relocation.
Q (Question): 4. Will the City of Tucson inspect the renovated units? If so, how long does it take for the City of Tucson to schedule a unit inspection?
A: The City cannot inspect our own units. The City has a 3rd party contractor who provides this service.
Q (Question): 5. Will the contractor be required to identify and reserve temporary lodging?
A: Yes, should that be appropriate for any specific resident or project, the contractor will be required to identify and reserve that lodging.
Q (Question): 6. Will tenant translation services be required for languages other than Spanish?
A: We do have residents in need of translation in other languages. The City can provide this service if the contractor can not.
Q (Question): 7. What percentage of tenants does the City of Tucson expect to exercise their right of return to the original units post-renovation?
A: It is our experience that the majority of residents wish to exercise their right to return.
Q (incumbent & pricing reference ): Who is the previous incumbent for this bid? As for Pricing, do you have a preference for the best pricing offer, or lowest bid?
A: This is not a re-solicitation, so there is not an incumbent. The lowest price will receive the highest score for the pricing section.
