      The City of Dania Beach, Florida is requesting Letters of Interest (“LOI”) from qualified real estate developers to enter into a Developer Agreement for the development of both parcels of a highly visible City-owned City-Center-zoned property located at 148 N Federal Hwy in Dania Beach, Broward County, Florida. The parcels benefit from a newly restored height and density allowance of up to 14 stories applicable to the Center-City zone.

      The property consists of two contiguous parcels with two separate folios, 504234011630 (Parcel 1) and 5042340111640 (Parcel 2). Parcel 1 is improved with two commercials buildings previously used for a restaurant and retail, and Parcel 2 is partially improved with a paved parking lot.

      The combined parcels are 18,700 sf and are suitable for commercial and/or residential development. The two buildings on Parcel 1 are approximately 2000 sq ft under air.

      Dania Beach's strategic location and affordable land prices have made it a popular destination for development, and several exciting projects are currently being built within the city. This growth is expected to continue, and the University of Florida’s Bureau of Economic Research (BEBR) projects that more than 8,200 new residents will be added within the city limits by 2040. 
       
      The City is seeking innovative development partners who share its vision for revitalizing the Federal Highway corridor through high-quality architecture, pedestrian-friendly design, and projects that contribute to a dynamic sense of place. The selected development partner will have the opportunity to work collaboratively with the City to create a signature project that serves as a catalyst for additional private investment throughout the corridor.
       
      As part of the City's recently re-established development incentive program, qualifying projects may be eligible for enhanced development opportunities, including building heights of up to fourteen (14) stories, subject to applicable zoning regulations, development agreements, and City approvals. These incentives are intended to encourage transformative projects that maximize the value of this strategic location while advancing the City's long-term redevelopment objectives.
       
      The City of Dania Beach, which is Broward County’s First City, is a rising municipality in sunny south Florida, ideally situated between Fort Lauderdale and Hollywood, Fl. It is centrally located and is just minutes from Fort Lauderdale-Hollywood International Airport, Port Everglades Seaport, I95, I-595 and the Florida Turnpike.
