The City of Dania Beach, Florida (the "City") is requesting Letters of Interest (“LOI”) from qualified real estate developers to enter into a Developer Agreement for the development of one or both vacant property clusters owned by the Dania Beach CRA located at 701-711 SW 12th Ave (“Project A”) and 115-125 Phippen-Waiters Rd (“Project B”) in Dania Beach, Broward County, Florida.
Project A is three contiguous residential parcels zoned Neighborhood Residential District (NBHD-RES), allowing single family or duplex located along SW 12th Avenue (JA Ely Blvd). It has a combined area of 16,400 sf and is suitable for residential infill development. The site would require rezoning for greater density development, i.e. townhomes or condominiums/apartments, which the City may be amenable to.
Project B is six contiguous parcels. Three parcels (115, 117, and 119) are zoned Neighborhood Residential District* (NBHD-RES*) allowing single family, duplex, or multi-family. The additional three parcels (121, 123, and 125) are zoned Neighborhood Mixed-Use (NHBD-MU), allowing mixed use development to include both commercial and residential uses. It has a combined area of 11,967 sf and is suitable for residential infill development or residential combined with commercial development. The City may be amenable to additional options.

The City has been recognized as a “Platinum City” in terms of expedited development services. Developers can expect a concierge level of service through its Community Redevelopment Agency that is unsurpassed by neighboring cities.
Dania Beach's strategic location and affordable land prices have made it a popular destination for development, and several exciting projects are currently being built within the CRA. This growth is expected to continue, and the University of Florida’s Bureau of Economic Research (BEBR) projects that more than 8,200 new residents will be added within the city limits by 2040. The majority of these new residents are expected to be located within the new development projects located within the CRA.
While Dania Beach has experienced growth, not all its residents and neighborhoods have benefited equally. Vulnerable populations are facing the negative consequences of increased housing costs, insurance costs, utility costs, and tampered employment wages that erode personal household wealth, making it even more challenging for them to remain in place. These issues highlighted the need for the Dania Beach Community Redevelopment Area Plan Update in 2023 to address and alleviate the negative impacts on vulnerable populations.
Guiding principles of the 2023 CRA Plan Update includes an additional economic development emphasis to help the community more fully benefit from the changing market conditions in Dania Beach.
