    Description

    The City of Oroville is seeking proposals from real estate brokers/firms with qualified personnel who have previous experience in providing real estate brokerage services to governmental clients to sell real property located within the city limits of Oroville. It is the intent of this Request for Proposal (RFP) to have the successful broker/firm, enter into a Professional Services Contract with the City of Oroville to supply real estate services as outlined herein. The work contemplated is professional in nature. It is understood that the broker/firm acting as an individual, partnership, corporation, or other legal entity, is of professional status, licensed to perform in the State of California and licensed for all applicable profession discipline(s) requiring licensing and will be governed by the professional ethics of any governing board in its relationship with the City. It is also understood that all reports, information, or data prepared or assembled by the broker/firm under a contract awarded pursuant to this RFP are confidential in nature and will not be made available to any individual or organization, except the City, without prior written approval from the City. The real estate firm will be expected to work closely with the Business Assistance and Housing Development Department and provide monthly reports, as necessary, to the Director. The successful firm shall agree to contract with the City to provide the following: Perform Market Analysis. Develop Strategies for sale of properties. Assist City in advertising the sale of select properties (see Appendix A). Participate in site tours of City of Oroville-owned or Successor Agency-owned property for sale to potential buyers. Coordinate real estate appraisals, as necessary. Evaluate offers received and prepare narrative analysis of each offer. Provide economic analysis of all offers and prepare report of such analysis. Coordinate real estate transactions and closings. Work with City staff to negotiate land sales and buyers and prospects. Recommend the best possible offer, providing backup, as necessary, to substantiate the offer. Handle all other customary activities and services associated with real estate transactions (including legal, survey and title work). Provide monthly reports on the status of projects, including timelines and action plans. Services may include consultation with City staff and the City of Oroville City Council and/or Successor Agency, relating to the sale of real estate. Presentations at public meetings may be required. A successful respondent should have the following Broker Qualifications: Must be licensed and in good standing with the State of California. Must have an excellent reputation in the real estate community. Must be knowledgeable in the local real estate market and have experience with residential properties. Must be knowledgeable in the use of all public real estate records. Bonus points will be given to brokerage firms/brokers who have an office, which has been continuously operated for the last five (5) years, in a geographical area of City of Oroville. The lead broker assigned to this contract and responsible for the coordination and execution of work must have a minimum of five (5) years’ experience and a proven track record of providing residential real estate transactional services. It would be beneficial if the lead broker had experience with a governmental client.
