Lake Wales Community Redevelopment Agency NOTICE OF DISPOSAL OF APPROXIMATELY 1.22 +/- ACRES OF PROPERTY LOCATED IN THE LAKE WALES COMMUNITY REDEVELOPMENT AREA BY THE LAKE WALES COMMUNITY REDEVELOPMENT AGENCY
The City of Lake Wales Community Redevelopment Agency (CRA) hereby gives notice pursuant to Section 163.380(3)(a), Florida Statutes, as owner of the named real properties listed by folio numbers at the bottom of this notice and the legal description attached hereto as Exhibit “A,” of its intent to dispose of said properties (or portions thereof) and to invite proposals from qualified developers for the redevelopment of said property. The Lake Wales Community Redevelopment Agency (CRA) is seeking builders, developers, or contractors with experience in construction of single family homes. To maximize the longevity of the homes, organizations submitting proposals must demonstrate a proven track record in residential construction and restoration of historic buildings. Among the key objectives and deliverables to be included by all proposers is:
• Redevelop property for affordable housing • Enhance tax base • Pursue smart growth development pattern • Pursue development consistent with realistic market opportunities • Create development opportunities that are attractive to conventional and/or innovative developers • Support a reasonable and identifiable path to redevelopment of subject site in the next 2 to 4 years • Keep process transparent to avoid the appearance of special interest conflicts • Seek high standards and best utilization of public assets • Respect and involve local stakeholder interests in design, construction, investing and utilization of site • Build a relationship with the City and the CRA which will extend beyond the current proposed project
All proposals should include a description of the proposed development that would be built on the Property; documentation of the legal ability of the proposer and availability of funding to complete the proposed development; renderings or other depictions of the intended use; anticipated timeline and project schedule; and any identified strategies to help ensure long term business viability and success Conditions of acceptance of any such proposals may include right of reversion or other remedied to protect the CRA if the project is not timely completed per the negotiated contract terms. The CRA may further negotiate terms and conditions of the purchase of the properties.
At 2:00 P.M., prevailing time, on Tuesday, August 28, 2026, in the City Commission Chambers at the Municipal Administration Building, 201 W. Central Ave., Lake Wales, Florida 33853. Proposals will be opened and read aloud to the public.
Further information is available regarding the Property and may be reviewed or obtained at the CRA offices at the address listed below. Additionally, the CRA will provide interested parties tours of the property through scheduled appointments with the CRA by calling (863) 678-4182 ext. 1337.
Faxed or e-mailed responses will not be accepted. Responses may be hand delivered, mailed, or delivered via courier service to the following address: City of Lake Wales, Purchasing Department, 201 West Central Avenue, Lake Wales, FL 33853.
In the event that the CRA does not receive any proposals in response to this invitation, or in the event that all proposals received by the CRA are rejected in its sole and absolute discretion, the CRA reserves the right to seek, negotiate, and accept proposals deemed to be in the public interest from any other person or entity, or may otherwise proceed with disposition of the Property by sale, lease, or transfer without further notice.
