The City’s expectation of the CMaR is to bring the construction of the facilities on schedule and on budget.The site is located at 2260 Lockbourne Road, Columbus, Ohio 43207. The site area is approximately 4.69 acres, and the existing buildings will be demolished prior to construction of the new buildings.Note that the total Project will have already been designed and permitted by the time the CMaR is under contract.The scope of the work shall include review of the current Owner developed space program; review of design documents for budget, schedule and constructability; and construction of the facility and construction management services.The selected CMaR will work with the City of Columbus (Owner), and the Architect-of-Record (A/R), who are under separate contract with the City (Owner), to develop construction documents which will lead to several Guaranteed Maximum Price (GMP) amendments provided by the CMaR after completion of design and competitive bidding by the selected CMaR. It is anticipated that completed construction documents will be issued at one time and that the CMaR may pursue one or more bid scopes/ partial GMP amendments with particular consideration of early ordering of long-lead time products and materials.The project will also include a Community Benefits Agreement (CBA) that will be issued by the City. The CMaR will follow the requirements of the CBA.
