    Description

    The Project consists of the renovation of an existing 2-story concrete and unreinforced masonry building listed on the National Register of Historic Places and is a City of Seattle historic Landmark. The scope of work focuses on building systems modernization and full electrification. Work includes removal of existing fossil fuel–fired mechanical and plumbing equipment and replacement with
    high-efficiency, all-electric systems. Mechanical work includes complete replacement of the existing HVAC systems with electric heating and cooling equipment. Plumbing work includes removal of gas-fired domestic hot water and other fuel-based systems
    and installation of electric domestic hot water equipment and associated distribution modifications. Electrical work includes upgrades to the building’s electrical infrastructure to support new electrified loads, including associated branch circuitry. Low-voltage and security system modifications will be performed in coordination with the Owner’s vendors. Interior and exterior repairs and modifications are limited to those required to accommodate the new work. As the building is listed on the National Register of Historic Places, all work shall comply with applicable historic preservation standards and review requirements. Work must comply with FEMA Build America. The building will be closed during a portion of construction; refer to Section 01 11 00 Summary of Work for a description of the building closure period and the project documents for additional requirements.

    Q (Laser Scanning): will there be any 3D Laser Scanning or 3D Modeling socpe on this project?

    A: Per the Bid advertisement in OpenGov and in the DJC all questions will be answered by the Architect, pls send your questions to: Jordan Inman via e-mail jordani@shksarchitects.com. I noticed that the ad states they would be posted in Procureware rather than OpenGov I will create an addenda correcting this to OpenGov for both projects


    Q (Pre-Bid Meeting): Will there be another opportunity for the mandatory Pre-Bid Meeting or just the one on the 17th?

    A: There will only be one Mandatory Pre-Bid Meeting, and it is required so if you don't show you can't bid the project there will be no exceptions.
