Midpeninsula Regional Open Space District is seeking qualified contractors to remove and replace existing windows/doors at district owned residences. SCOPE OF WORK: PART 1 – GENERAL 1.01 SUMMARY Work includes the removal and replacement of fifty-seven (57) existing residential windows/doors at four (4) designated locations. Contractor shall provide all labor, materials, tools, equipment, and incidentals required for a complete and functional installation. 1.02 FIELD CONDITIONS AND VERIFICATION A. Contractor shall verify all window/door opening dimensions and field conditions prior to ordering replacement windows. B. Any discrepancies between field conditions and project documents shall be reported to the Owner before proceeding. C. Submission of a bid shall constitute acknowledgment that the Contractor has reviewed the site conditions and included all necessary work to complete the installation. 1.03 QUALITY REQUIREMENTS A. All work shall follow manufacturer installation instructions, accepted construction practices, and applicable building codes including California Title 24 energy efficiency standards. B. Contractor shall protect surrounding finishes and building elements during removal and installation. Any damage caused by the Contractor shall be repaired at no additional cost to the Owner. C. Contractor shall provide exterior grade trim for required windows/doors. Trim to be primed and painted to match existing trim. PART 2 – PRODUCTS 2.01 WINDOW UNITS A. Replacement windows shall be constructed of Fibrex composite, Ultrex fiberglass, or comparable composite fiberglass materials. B. Windows shall be ordered to fit the existing openings. PART 3 – EXECUTION 3.01 REMOVAL AND PREPARATION A. Remove existing windows, interior trim and stops as required. B. Remove windows carefully to avoid damage to surrounding building finishes. C. Clean and inspect openings and perform repairs as needed to prepare openings for installation. D. Install flashing and weatherproofing materials prior to installing new window units. 3.02 INSTALLATION A. Install new window units plumb, level and square within the opening and secure in accordance with the window’s manufacturer specifications. B. Provide proper shimming, fastening, insulation, and sealing material to ensure a weather tight installation. C. Provide exterior sealants compatible with window frames and adjacent materials. D. Insulation between the window frame and opening shall consist of low expansion foam or similar insulation materials. E. Reinstall or replace interior/exterior trim as required. 3.03 FINAL WORK A. Test each window to verify proper opening, closing, and locking operation. B. Installation shall maintain the architectural character of the building and comply with the State of California’s Title 24 energy standards. C. Remove all debris and construction waste and leave the work area clean upon completion. The pre-bid meeting and site walk will take approximately 6 hours, not including your travel time to arrive at the meeting location.
