    Description

The Town of Chesterfield is requesting proposals from qualified consultants to assist in the updating and consolidation of its land use and zoning laws to address current conditions and guide future Smart Growth. The Town currently has several land use laws, most of which are out-dated and do not reflect current Smart Growth principals. Definitions, format, ease of use, and zones/regulations are not adequate to address current zoning issues, and the Town and hamlet Zoning and Subdivision laws are not coordinated. The Town of Chesterfield and its Zoning Advisory Committee (ZAC) will prepare an update to existing zoning and land use laws and consolidate them into one Unified Land Use and Zoning Law (ULUZL). The Town intends to use in part, 2026-2027 NYS Department of State (DOS) Smart Growth Grant funding for the consultant services necessary for the coordination of the planning process, preparation, and adoption of the law which will be a modern, unified, enforceable, and user-friendly zoning framework aligned with the Town’s Smart Growth Comprehensive Plan and community values.
