Go South on Solomons Island Rd until it meets South River. Go West on South River to Broad Creek. Go North on Broad Creek back to the starting point where it meets US-50/ Minimum Sq. Ft. (ABOA): 6,140 Maximum Sq. Ft. (ABOA): 6,447 Space Type: Office Full Term: 10 Additional Requirements: 6,140 ABOA SF shall be contiguous space on one floor is required. Agency requires an efficient layout. Test fit may be required. Column perimeters shall be at least 20’ from any wall and from each other and shall be no more than 2’ square. Where space is located above street level, elevator service shall consist of a minimum of two accessible elevators which serve the floor proposed for the Government. One of the accessible elevators may serve as a freight elevator, provided that the public route of travel does not require access to the employee’s space. Offered Space shall allow for a main public entrance and a separate employee entrance. PARKING: Onsite parking shall meet code. In the absence of onsite parking, parking shall be available within a walkable 1?4 mile from the offered space. Restricted time-limit parking is not acceptable. In the absence of onsite parking, a loading/unloading zone shall be provided directly outside of the building entrance to the offered space, or handicapped accessible parking shall be located within the same block of the offered space. PUBLIC TRANSPORTATION: Public transit within walkable 1/4 mile from the offered building, running on an hourly basis (minimum) from 7:00 a.m. to 6:00 p.m., except Saturdays, Sundays, and federal holidays Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). The U.S. Government currently occupies office and related space in a building under a lease in Annapolis, MD that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
