    General Services Administration (GSA) seeks to lease the following space: State: MS City: Oxford Delineated Area: N: Sisk Avenue; S: Highway 6; E: Buddy Parkway; W: Taylor Road / Oxford Depot Trail Minimum Sq. Ft. (ABOA): 5,263.00 Maximum Sq. Ft. (ABOA): 5,817.00 Space Type: Office Parking Spaces (Total): 12 Parking Spaces (Reserved): 12 Full Term: 60 months Additional Requirements: Below-grade or basement space will not be considered. Facilities with crawl spaces or attics will not be considered. Location must not be within 400'-0” of potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, or other similar uses. HAZMAT facility, low risk facilities, daycare, senior citizen centers or hospitals. The proposed facility must not be located within 400’-0” of public defenders, Immigration and Customs Enforcement (ICE), probation offices, Internal Revenue Service (IRS), universities, other businesses or facilities deemed unacceptable by Tenant Security for safety purposes. Offered locations must have a 30’ setback. For offers including structured parking, the height clearance must be able to accommodate vehicles of at least 8 feet. The parking should have the ability to be separately secured. All space must be contiguous and on the second floor or higher. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). The U.S. Government currently occupies office and related space in a building under a lease in Oxford, MS, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of interest should include building name and address, 1/8” scale drawing of space offered, available ABOA square feet offered, estimated rental rate per ABOA square foot, Common Area Factor for available space, owner’s name and address, and a written statement from the owner that the representative has legal authority to provide information on the property.
