    Starting Point: Intersection of Colonial Dr and Harden St. South on Harden St to Green St. West on Green St to Huger St. North on Huger St to Gervais St. West on Gervais St to the Congaree River/ Columbia Canal. North on Congaree River/ Columbia Canal to 76/ Elmwood Ave. East on 76/ Elmwood Ave to Bull St. North on Bull St to Colonial Dr. Northeast on Colonial Dr to Harden St (Point of Beginning).

    -The following businesses, federal agencies, and/ or services cannot be in the building:

          -Schools

          -Daycare centers

          -Law Enforcement Agencies

    -Secure parking must be located within .25 miles from the offered space.

    -A minimum of 42 public parking spaces shall be available within .25 miles from the offered space.

    -Offered building/ properties are subject to a risk/ vulnerability assessment. The outcome of the assessment may result in the building not being technically compliant.

    Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.  A fully serviced lease is required.  Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year”floodplain).
