    Additional Requirements:

    • The offered building must have the ability to accommodate ISC Level III Security Requirements.
    • The offered space must be accommodated in no more than one (1) building.
    • The offered space must be contiguous, with the exception of the bridge crane space referenced below.
    • A portion of the offered space must be able to accommodate a 2,000 lb. capacity bridge crane measuring approximately 43’ long x 23’ wide x 14’ high.  This space must be able to provide adequate clearances for the bridge crane and be located adjacent to, or within a reasonable distance of, a loading dock.
    • Approximately 17,818 ABOA SF of the space must be able to accommodate a floor rated to a 5,000 lb. concentrated load and have a minimum finished ceiling height of 9’0” clear.
    • The balance of the space must have a clear ceiling height of 8’6”
    • The offered building must have a loading dock capable of accommodating a 53' tractor trailer. The loading dock receiving area requires clear space adequate for a forklift turning radius.
    • The offered building must have a freight elevator conveniently accessible from the loading dock. Freight elevator and passageway from loading dock to freight elevator must be able to accommodate pallet jacks and loaded pallets.

    Not all minimum requirements are reflected in this advertisement. Offered space must meet all requirement outlined in this advertisement as well as all Government requirements contained in Prospectus PDC-02-WA23 and the to-be-issued RLP/Lease, including but not limited to requirements for fire safety, accessibility, and sustainability standards per the terms of the Lease. A fully serviced lease is required.  Offered space shall not be in the 1 percent-annual chance floodplain.

    The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized offices and employees of the GSA or their authorized representative, CBRE, Inc.

    4. ANSI/BOMA Office Area (ABOA) square feet (SF) and rental rate per ABOA SF, full service inclusive of a Tenant Improvement Allowance of $58.956/ABOA SF and a Building Specific Amortized Capital (BSAC) Allowance of $25.00/ABOA SF, meeting GSA’s standard building shell requirements;
    5. Name, address, telephone number, and email address of authorized contact;
    6. Scaled floor plans (as-built) identifying offered space;
