SOURCES SOUGHT The Department of Veterans Affairs currently occupies Clinical and related space in a building under a lease in Gainesville, Florida, which will be expiring. The Government will consider alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that could satisfy the Government s requirements, as well as the costs likely to be incurred through relocation, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The Department of Veterans Affairs desires to lease approximately 12,155 RSF clinical space in Gainesville, Florida, for use by VA personnel, furnishings, and equipment for the Gainesville Physical Medicine and Rehabilitation Services. Forty (40) parking spaces are required. A lease of up to 15 years/5 years firm will be considered. The space must be ready for occupancy no later than October 1, 2027. The lease space must be fully serviced to include all utilities, landscaping, trash removal, and janitorial services. Lease space within the following boundaries will be considered: NORTH: NW 39th Ave SOUTH: West University Ave EAST: Waldo Road WEST: NW 13th Street (U.S. HWY 441) A market survey of offered properties may be conducted by VA staff. Date of space availability Building ownership information and authorization from the owner to offer the property if applicable Energy efficiency and renewable energy features exist within the proposed building List of services provided (Utilities, janitorial, pest control, security monitoring, etc.). This requirement is currently housed in an existing leased space. The Government is considering alternative space if economically advantageous. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space.
