    Description

    DEPARTMENT OF VETERANS AFFAIRS (VA) VA is seeking to lease a maximum 41,300 rentable square feet (RSF) of clinical space, in Texas City, Texas. The space needs to be contiguous. Operations will be for community-based outpatient clinic needs for Veterans. The property shall include 135 on-site parking spaces. Location: To be considered, space must be within the following delineated area: North: 25th Avenue N./State Hwy. 197 East: Bay Street N. South: Texas Ave./4th Ave. West: I-45 to Hughes Rd. to Galveston Rd. The attached map of the delineated area is provided for further clarification of the boundaries of the delineated area. Offerors must provide evidence that properties are outside the 100-year flood plain. Additional Requirements: Offered space will not be considered if located in close proximity to a property with incompatible uses, including but not limited to the following uses: liquor establishments, Cannabis dispensaries, drug and alcohol treatment centers, correctional facilities, establishments where firearms are sold/discharged, railroad tracks, or within flight paths. Offered space will not be considered if located in close proximity to residential neighborhoods or industrial areas. Space will not be considered where apartment space or other living quarters are located within the same building. Offered space must be located in close proximity to amenities including but not limited to restaurants, hotels, pharmacies, and shopping. Offered space must be compatible with VA s intended use. Term: 20 years; 10 years firm, as a full-service lease. Expressions of Interest: Expressions of Interest should include the following; Building Name and Address Location Specifications of space size - Rentable Square Foot (RSF) Contact Information of Lessor or Lessor s Representative (Name, Email and telephone number) Interested Party MUST be registered and Active in SAM.gov; must provide Unique Entity ID Number (UEI) Offeror must be SDVOSB/VOSB Interested offerors (owners, brokers, or their legal representatives) should submit information via e-mail no later than 1:00 p.m. Central Standard Time (CST) on 4/3/2025 to: Department of Veterans Affairs Regional Procurement Office-Central Christina Richardson E-Mail: christina.richardson1@va.gov Occupancy (Estimated): October 2027 The Government will pay no more than the appraised fair market rental value for space.
