    The Department of Veterans Affairs currently occupies medical office and related space located at 1919 Charlotte Ave. Nashville, TN in a lease that will be expiring. The Government intends to enter into a real property succeeding lease contract to lease 4,975 net usable square feet (NUSF) (or approximately 6,716 rentable square feet), with a minimum of 40 parking spaces, for utilization as a community-based outpatient clinic. The lease term requirement is for 10 years, three (3) years firm, seven (7) years non-firm. The space must be available for occupancy by May 1, 2027. This procurement is being conducted in accordance with FAR 6.302-1-Only one responsible source and no other supplies or services will satisfy agency requirements. NAICS Code 531120 applies to this procurement. This notice of intent is not a request for competitive quotes. No solicitation document is available, and telephone requests will not be accepted. However, the Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The Delineated Area is as follows: Space shall be within the following boundaries: North Boundary: Interstate I -40 East Boundary: Interstate I-65 South Boundary: Hwy 70S West Boundary: Interstate I-440 Any firm that believes it can meet the requirements may give written notification to the contracting officer within seven (7) calendar days from the date of publication of this synopsis. Supporting evidence must be furnished in sufficient detail to demonstrate the ability to comply with the above requirements as follows: 1. Building name, address and location of the available space 2. Amount of offered space in Rentable Square Feet (RSF) and ANSI/BOMA Office Area (ABOA) square feet along with the conversion rate 3. Building ownership information, brokers or legal representatives must show written acknowledgement and permission to represent the property 4. Amount of parking available on-site Expressions of Interest must be submitted to the Contract Specialist, Scheronica Cochran, via email at Scheronica.Cochran@va.gov. Responses received will be evaluated; however, a determination by the Government not to compete the proposed procurement based upon responses received to this notice is solely within the discretion of the Government. If no responses are received by 3:00pm Central Time, Thursday, July 30, 2026, the Department of Veterans Affairs will proceed to pursue a sole source acquisition. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space. The Department of Veterans Affairs will not pay any brokers fees or costs associated with responding to the Sources Sought Notice.
