On-Site Walkthrough: · Date: Thursday January 15, 2026 · Time: 1:30 p.m. · Location: 1770 Holford Rd, Garland, TX 75044 Submitted: 1/6/2026 08:48:58 PM (CT) Q2: We're very interested in this operations contract. As part of operations, we think a lot about sports-adjacent uses that create consistent, year-round economic activity. In the case of a soccer complex of this scale, that lens naturally points to hotel and other complementary uses driven by regional sports tourism. With that context, could you clarify: Is there city-controlled land adjacent to or part of the Holford site that has been contemplated for development (separate from the operations contract), versus development occurring on private parcels? How fixed is the current site layout? If modest adjustments could better support sports-tourism-driven uses over time, is that being considered? This won’t change how we approach the RFQ—operations remain the priority—but having this context will help ensure our submission is fully aligned with the City’s long-term economic objectives. I may have a few follow-up questions later. A2: The City purchased 64 acres at the SE of Holford and PGBT. The majority of the property is under a conservation easement, but will allow for recreation use such as soccer. The project site was separated into two tracts. 50 acres is dedicated to soccer use under the conservation easement. The balance of the property is approximately 14 acres that must be adjacent to Holford Rd. and PGBT in accordance with the deed restrictions. The exhibit provided in the RFQ represents the boundaries that is intended to be platted. Those boundaries represent both the easement requirements while trying to balance the soccer complex needs with the 14 acre developable tract. The City’s intention is to issue a separate RFQ for the 14 acre tract for a development partner to construct certain land uses complimentary to the soccer complex. Those uses may included but no exclusive to mixed use, hotel, hotel/convention center, food and beverage, retail etc. Submitted: 1/6/2026 12:02:05 PM (CT)
