The Select Board operates under a Charter and enacts policies intended to promote and enhance the general welfare of the Town. In addition to customary municipal operations, the Town operates a skilled nursing facility, a public school system, two wastewater treatment facilities, a housing department, and a solid waste facility.

    The Town of Nantucket is located 30 miles off the south coast of Cape Cod. It was settled in 1659 and incorporated in 1671. The Town has an annual year-round population of approximately 18,000 and up to 65,000 seasonal residents. The island is 14 miles in length and 3 1/2 miles wide. Nantucket is comprised of residential, commercial, and large tracts of undeveloped land, including a state forest. Transportation routes include a busy airport, a thriving seaport, and a locally maintained road system which includes urban, suburban and rural road systems.

      The successful bidder shall perform services as necessary from May 1, 2026 to April 30, 2027. This is intended to be a one (1) year contract with an option to renew for two (2) additional one (1) year terms, not to exceed three (3) years to the Town's sole discretion.

    • Overview

      The Town of Nantucket ("Town") is seeking a qualified contractor to provide comprehensive cleaning services for the common spaces within the Town's two (2) dormitory facilities twice (2x) a week. The goal is to maintain a clean, safe, and hygienic environment for all residents. The contractor will be responsible for cleaning various common areas, including but not limited to lounges, hallways, stairwells, laundry rooms, and shared bathrooms. In Addition, the contractor shall be responsible for performing a thorough deep cleaning of each dormitory both prior to occupant arrival and following occupant departure.

    • Detailed Specifications

      The contractor shall perform the following cleaning tasks in accordance with industry standards and best practices:

      1. Lounges and Common Areas:
        • Vacuum and/or mop all floors.
        • Wipe down all surfaces, including tables, chairs, and countertops.
        • Empty trash receptacles and replace liners.
      2. Hallways and Stairwells:
        • Vacuum and/or mop all floors.
        • Dust and wipe down railings, ledges, and other surfaces.
        • Clean and sanitize handrails.
        • Empty trash receptacles and replace liners.
      3. Laundry Rooms:
        • Vacuum and/or mop floors.
        • Dust and wipe down all surfaces, including folding tables and countertops.
        • Empty lint traps in all dryers.
        • Empty trash receptacles and replace liners.
      4. Shared Bathrooms:
        • Clean and sanitize all fixtures, including toilets, sinks, and showers.
        • Refill soap dispensers, paper towel dispensers, and toilet paper holders.
        • Empty trash receptacles and replace liners.
        • Clean mirrors and glass surfaces.
        • Mop floors with disinfectant.

       

    • Service Requirements

      The contractor must adhere to the following service requirements:

      1. All cleaning tasks must be performed between the hours of 8:00 AM and 5:00 PM, Monday through Friday.
      2. The contractor must provide all necessary cleaning supplies and equipment, including but not limited to vacuums, mops, and cleaning solutions.
      3. All cleaning solutions used must be non-toxic, environmentally friendly, and safe for residential use.
      4. The contractor must ensure that all staff are trained in proper cleaning techniques and the use of cleaning products and equipment.
      5. The contractor must provide a supervisor who will be the point of contact for the Town. This supervisor must be available during working hours to address any issues or concerns.
    • Delivery Requirements

      The contractor must meet the following delivery requirements:

      1. Common Space cleaning services are required between Memorial Day and Indigenous Peoples Day.
      2. The contractor must provide a detailed cleaning schedule within one (1) week of contract award, outlining the specific days and times each Dormitory will be cleaned.
      3. The contractor must ensure that all cleaning tasks are completed to the satisfaction of the Town. Any deficiencies must be addressed within 24 hours of notification.
      4. The contractor must provide monthly billing reports.
    • Standards and Compliance

      The contractor must comply with the following standards and regulations:

      1. All cleaning activities must comply with the Occupational Safety and Health Administration (OSHA) standards.
      2. The contractor must comply with all local, state, and federal regulations regarding waste disposal and recycling.
      3. The contractor must adhere to the Centers for Disease Control and Prevention (CDC) guidelines for cleaning and disinfecting public spaces.

      Bidders must provide a minimum of three (3) customers for whom it provided similar services in the past three years. Reference information must include Name, Contact Person, Phone Number, Email Address and Date(s) of Service. 

    • EXPERIENCE (required)

      Does company have a minimum of five (5) years of experience in other Massachusetts Municipalities in providing the services required in the scope of services?

    • AUTHORIZATION (required)

      I certify that I have read, understood and agree to the terms in the solicitation, and that I am authorized to submit this response on behalf of my company.

    • INSURANCE REQUIREMENT (required)

      Workers' Compensation, covering the obligations of the CONTRACTOR in accordance with applicable Workers' Compensation or Benefits laws.

      Commercial General Liability Insurance on an occurrence basis with a combined single limit of not less than $1 million. Coverage is to include premises and operations, coverage for liability of subcontractors. The policy shall contain an endorsement stating that the aggregate limits will apply separately to the work being performed under this Agreement.

      Automobile Liability Insurance of not less than $1 million combined single limit covering owned, hired and non-hired vehicle use.

      Errors and Omissions Insurance of not less than $1 million per claim.
