    SITE VISIT/PRE-BID CONFERENCE: 2 Glenmere Cove Rd, Goshen NY 10924 on Wednesday, January 21, 2026 at 11:00 A.M. Questions due: January 27, 2026 by 3:00 PM, EST. to generalservices@orangecountygov.com SCOPE 1. Scope. The County of Orange (County) by and through its residential nursing home, Valley View (“FACILITY”) is seeking qualified vendors to provide monitoring, inspection, testing, scheduled preventive, unscheduled maintenance, and repair services (“SERVICES”) thereto at FACILITY located at 2 Glenmere Cove Road, Goshen, NY 10924 as described in the specifications portion of this RFB. 2. Contract Award. The successful offeror (Vendor) awarded a contract under this RFB (“Contract”) must provide Inspection, Maintenance and Repair Services as required in this Scope and Specifications portion of this RFB. Only one (1) contract will be awarded under this RFB. SPECIFICATIONS 1. BACKGROUND: a. The FACILITY is a COUNTY-owned and operated skilled nursing and rehabilitation facility licensed under Article 28 of the New York Public Health Law. The FACILITY is comprised of three (3) interconnected buildings – the Couser Building (“Couser”), constructed in 1967, approximately 123,500 sq. ft. the Simon Building (“Simon”) constructed in 1957, approximately 42,000 sq. ft. and the Glenmere Building (“Glenmere”). Constructed in 1996, approximately 71,100 sq. ft. and other various outlying buildings. b. The FACILITY contains three (3) seventy five kilowatt (75KW) Aegen Power Sync CHP Module COGENERATION, Combined Heat and Power Units and all associated appurtenances requiring a greater than ninety-two percent (92%) runtime, each providing five hundred twenty-three thousand (523,000) Btu/hr in the form of hot water at seventy-five kilowatts (75kW), for a total of one million five hundred sixty nine-thousand (1,569,000) Btu/Hr and Two hundred twentyfive kilowatts (225 kW). c. The equipment is located in the Couser building, powered by natural gas, and generates electrical and thermal energy. Electrical energy supplements energy purchased from the electric utility and thermal energy is used in parallel with existing boilers to provide heat for space heating and domestic hot water and was accepted for beneficial use as of December 2020. Business enterprises awarded an identical or substantially similar procurement contract within the past five years: None.
