    BACKGROUND The Ithaca Tompkins International Airport is seeking a tenant (or tenants) to lease a 5,000-square-foot building formerly used as a U.S. Customs Facility. Constructed in 2019, the building includes offices, a conference room, restrooms, and other amenities. It is located on airport grounds between the control tower and the FBO, with convenient access to commercial flight operations. Please see the attached photos and floor plan. This facility also connects to the general aviation area and may be well-suited for tenants requiring ramp-side access (e.g., medical helicopter operations, charter flight providers, aviation training programs, emergency response teams, electric aviation companies, or aviation research initiatives). The County of Tompkins, through the Ithaca Tompkins International Airport (ITH), will serve as the property manager and collect monthly lease fees. The selected tenant will be responsible for all operating expenses, including rent, insurance, utilities, and maintenance. Any desired modifications to the facility must be preapproved by the County/Airport and will be at the tenant’s expense. The building is heated via a geothermal system. We are seeking a tenant whose operations align with the character of the Airport, particularly in aviation, transportation, or public safety, and who will contribute to a vibrant and professional airport environment. PURPOSE OF REQUEST This Request for Proposals (RFP) is being issued to solicit proposals from qualified tenants interested in leasing the commercial space as described above. Said property is located at 26 Kline Blvd., Ithaca, NY 14850. SELECTION CRITERIA Proposals meeting the minimum RFP requirements will be evaluated based on, but not limited to, the following criteria.
