We are in receipt of the Bid Set and are currently requesting bids from qualified subcontractors for DIV 01-33. Subcontractors received an email notification via BuildingConnected to access and download associated files. Bids are due Wednesday, March 25 @ 10am. The Contract Monitoring Division (CMD) has set the LBE participation goal for this project at 20%. Project Name: Golden Gate Apartment Project Location: 1820 Post St. San Francisco, CA 94115 Owner: Chinatown Community Development Architect: Gelfand Partners Architects Project Description: The project consists of a complete renovation of existing Golden Gate Apartments located at 1820 Post St., San Francisco, CA . Property consists of three (3) buildings containing a mixture of studio, one (1), two (2) and three (3) bedroom units. Existing buildings are Type V wood framed structures, two (2) to three (3) stories in height. Proposed façade renovation scope consists of complete replacement of wood shingles throughout, including fiber cement lap siding, exterior windows / doors and all associated painting and architectural sheet metal. Existing façade surfaces indicate extensive water damage, dry rot, buckling and general disrepair. Existing roofing will be stripped down to plywood substrate and replaced with new roofing assembly. Existing roof parapet will be raised in order to accommodate (N) tapered roofing insulation and sloping as required by Code. All exterior gutters, downspouts and architectural sheet metal elements will be replaced as well. Interior finishes within residential units and common area, including flooring, cabinetry and wood trim to be removed throughout while preserving existing drywall to the maximum extent possible. New interior finishes, including cabinetry, countertops, flooring and wood trim will be provided throughout. Structural retrofit work includes selective dry rot repairs of existing wood framing as necessary, additional nailing and catalog hardware for exterior plywood shear walls. (N) concrete curbs will be provided for selective exterior walls indicating extensive water damage. Plumbing scope of work consists of full plumbing fixtures replacement throughout. Plumbing piping to be modified at mobility units as required for (N) layout. Existing water heaters are to be removed / re-installed as necessary to facilitate façade renovation work. Under slab sanitary sewer main replacement scope of work will be evaluated after completion of additional investigative work. HVAC scope of work includes new kitchen exhaust ductwork and fresh air supply system throughout. Bathroom fans to be replaced and reconnected to existing exhaust ductwork. Existing rooftop condensers / heat pumps and associated PTAC units will be re-used and relocated during construction if necessary. Existing supply / return air ductwork within residential units will remain as-is. Electrical scope of work consists of upgrading receptacles and light fixtures throughout. Existing electrical wiring within residential units and common area will remain and to be modified as needed to accommodate (N) layout (mobility units) and mechanical equipment. Main electrical switchgear and distribution feeders are presumed to be sufficient for proposed renovation scope of work and will remain as-is. Existing site lighting is to remain. Site work includes reconstruction of an on-site concrete walkway adjacent to parking lot only. Concrete ramp, including adjacent security fence at Post St. pedestrian entry will be replaced as required. Existing landscape and irrigation to remain. Excludes any site furnishings scope of work. Existing parking lot asphalt paving will receive new slurry coat and pavement striping.
