PROJECT DESCRIPTION: D&H Construction is inviting you to provide budgets to perform the work shown in the following documents: "Mason Street Affordable Housing" drawings identified as "Bid Set" prepared by HKIT Architects dated 1/30/26; "125 Mason Rehabilitation, San Francisco, California" project manual identified as "Bid Set" prepared by HKIT Architects dated 1/30/2026. The project is a rehabilitation of an existing 14 story multifamily housing high-rise building in downtown San Francisco, CA. The building is Type I construction consisting primarily of concrete structure including post tensioned slabs. The building houses 81 residential units, including one manager's unit. The units range from 1 to 4-bedroom units. In addition, there are offices, lobby, community rooms, outdoor spaces with landscaping, as well as underground parking and storage. The scope of this rehabilitation includes: Conversion of basement parking to loading zones only; Electrification of building heating and water heating systems; Upgrading of all lighting to LED fixtures; Conversion of 3 units to mobility; Conversion of 2 units to HVI; Playground equipment and protective surfacing replacement (1st floor); Selective glazing repair/replacement; Accessibility upgrades to community room and 9th floor lounge; Roofing replacement; Building signage replacement; Selective flooring replacement; Added security cameras; Addition of guardrail at exterior deck (1st floor); Elevator repair; Added ventilation to elevator control room; Smoke detector replacement, addition of carbon monoxide detectors. OWNER: Tenderloin Neighborhood Development Corporation (TNDC). ARCHITECT: HKIT Architects. TENTATIVE START: May 2024, 10 - 12 months duration. See Exhibit D. LABOR WAGE REQUIREMENTS AND MONITORING: Project will be prevailing wage. See Exhibit G for prevailing wage determinations and Exhibit H for the City and County of San Francisco Labor Compliance and Monitoring requirements. D+H Construction is signatory to Carpenters Union. All work claimed by the Carpenters shall be performed by union workers. LOCAL HIRING REQUIREMENTS: This project is subject to HUD Section 3 Hiring Requirements to be monitored by the First Source Hiring Program. See Exhibit I. SFCMD SUBCONTRACTING GOALS: The owner has committed to meet San Francisco Contract Monitoring Division's non- discrimination equal opportunity contractor and local workforce hiring participation goals - LBE participation goal 20%.
