All dimensions and scope of work shall be verified by contractors prior to submission of bids. This Project will require the assistance of an licensed electrician and a licensed mechanical contractor to properly complete the roof replacement. All electrical and mechanical work (adjustments, relocations, disconnects & reconnects) associated with electrical conduit, boxes, gas lines and equipment work must be completed by a licensed and insured commercial electrician and/or mechanical contractor. The cost for this work must be included in the bid. Contractor to closely coordinate interruptions in power/service with PWMD Project Manager as to not negatively affect the occupants of the building. All work shall be done in a thorough workman-like manner in accordance with current Pueblo County Building Division Codes and Regulations. Area A shall consist of: 1. All labor, equipment, supplies, materials, and all other costs related to the successful completion of the project. 2. Remove and dispose of existing sheet metal cap flashings. 3. Remove and dispose of all layers of existing modified bitumen roofing, exposing the structural wood deck. Inspect existing deck for damage. Notify PWMD of any damaged decking immediately. Photo-document (before & after) and replace damaged wood decking with matching material. 4. Contractor shall enlist the services of a licensed electrician to relocate the electrical conduit currently powering the RTU located on Area A. Conduit should be relocated so as not to obstruct cricket valleys or water flow to drainage points. 5. Enlarge existing NW corner drainage opening to allow for new scupper flashing sleeve per the attached construction drawings. 6. Inspect abandoned NE collector head & downspout location. If drainage opening is present & scupper location can be used, please refer to Alternate 1 on roof plan. (If scupper cannot be used, remove and dispose of existing collector head & downspout. Mechanically fasten new 24- gauge sheet metal cover plate set in bed of high-grade sealant. Paint new cover plate to match surrounding conditions.) 7. Install 2 layers of 20 psi Polyiso (CGF) insulation, mechanically fastened to the wood deck. 8. Install ½” / ft. tapered sumps & 1” / ft. tapered crickets in accordance with the attached construction drawings. 9. Contractor shall enlist the services of licensed MEP contactor to raise rooftop equipment/ductwork as/if needed to allow for 8” minimum flashing height. 10. Mechanically fasten ½” Polyiso HD cover board at inside face of all 4 parapet walls. HD board to extend from top of roof insulation to the top of parapet. 11. Install 60 mil TPO roof membrane (white) induction welded per manufacturer requirements. 12. Install 60 mil TPO base flashings (white) fully adhered per manufacturer requirements. 13. Furnish and install new dura-block pipe supports as required to support gas line & electrical conduit. Remove and dispose of any cinderblock/improvised pipe supports. Set new pipe supports on protection layer of TPO roof membrane. 14. Install new TPO walkway pads in areas indicated on roof plan. 15. Install new 24-gauge prefinished cap flashings, PWMD to choose from manufacturer’s standard colors. Exterior face of new cap flashing shall be long enough to cover any existing “paint-lines” that may have been left during removal of old cap flashing. 16. Remove all trash related to roof replacement daily and upon project completion. 17. Provide a 2-year workmanship warranty and a 20-year NDL Manufacturer’s warranty covering materials and labor. Areas B & C 1. All labor, equipment, supplies, materials, and all other costs related to the successful completion of the project. 2. Remove and dispose of existing sheet metal cap flashings. 3. Remove and reserve ballast surfacing as required to expose roof membrane. 4. Remove and dispose of existing roof membrane, exposing the ½” EPS insulation board below. Notify PWMD of any broken or damaged EPS board immediately. Photo-document (before & after) and replace EPS board as needed. 5. Install ½” / ft. tapered EPS crickets in accordance with the construction drawings. 6. Install 60 mil TPO roof membrane (white) loose laid for ballasted application. 7. Install 60 mil TPO base flashings (white) fully adhered per manufacturer requirements. 8. Install protection mat over new installed roof membrane. 9. Redistribute ballast surfacing over newly installed protection mat & roof membrane. New roof membrane must be adequately ballasted at the end of each workday. 10. Install new 24-gauge prefinished cap flashings, PWMD to choose from manufacturer’s standard colors. Exterior face of new cap flashing shall be long enough to cover any existing “paint-lines” that may have been left during removal of old cap flashing. 11. Remove all trash related to roof replacement daily and at project completion.
