Additionally, it is our understanding that the existing controls at SMF are currently being transitioned to an Automated Logic platform under RTC ITB 24-021CON-1. Given these discrepancies, and in consideration of system consistency, long-term maintenance, and integration with ongoing upgrades at SMF, please confirm the preferred controls manufacturer for this project. A3: There is no specified Building Automation System (BAS) manufacturer for this project. The existing BAS at SMF is currently being transitioned to an Automated Logic platform. This will be an open platform, with RTC retaining ownership of the software licensing and full administrative rights. The controls manufacturer selected for this project is not required to be Automated Logic; however, the proposed BAS needs to be fully compatible with and capable of being integrated into the new Automated Logic front end. This includes, at a minimum, integration of RTU controls, graphics, alarms, trends, and all other necessary points. References to Johnson Controls in the Scope of Work and on the contract drawings are not intended to restrict the acceptable BAS manufacturer. As well as the reference to Automated Logic in Specification Section 23 09 23 is not intended to designate a sole-source manufacturer. This project does not require a specific manufacturer, provided the proposed BAS meets all project requirements and is fully compatible with and capable of being integrated into the new Automated Logic platform. A4: A gas pressure regulator is required for the RTUs. If the existing gas pressure regulator matches the Natural Gas Pressure Regulator Schedule on plumbing record dwgs dated 06-22-07 than the new units are compitable with existing gas pressure regulator, with the special attention to RTU/1-1 on the Maintenance building. We suspect compatibility in the existing gas pressure regulator may involve replacing the gas orifice size within the pressure regulator as it was sized for 325 CFH instead of 600 CFH for RTU/1-1 on the Maintenance. We would need more information to answer this. Contractor shall measure the existing inlet and outlet gas pressure at the unit and note GPR model number, spring color designation, orifice size. This information can be used to verify with the MFG literature - Salvador Hernandez - Salas O'Brien.
