The Charlotte County Airport Authority (CCAA) has constructed a 10,000 square foot Hangar along with 1,350 square feet of adjoining office space. CCAA is requesting proposals from qualified firms/individuals (the “Respondent”) for the purpose of leasing the Hangar which includes office space and allocated parking based on use, at the Punta Gorda Airport, 28000 A-1 Airport Rd, Punta Gorda Florida, 33982. The Hangar dimensions are 113 feet wide by 90 feet deep by 39 feet high. There is one (1) Door Opening with a dimension of 110 feet wide by 28 feet high. An office area of approximately 1,350 square feet is adjoining the Hangar with dimensions approximately 15 feet wide, by 90 feet deep. The Hangar is located just north of the Air Traffic Control Tower on the west side of the Airport on Mooney Ave as identified in Exhibit A (“Property Location”). The CCAA is seeking the highest and best use for the Hangar. This RFP is a proposal document with the intent to enter into a lease agreement. The CCAA will utilize the results of this RFP in identifying lease candidates and, if applicable, to make a selection. CCAA Broker Commission Program Policy shall not be applicable to a development or lease resulting from this RFP. Minimum Requirements The property is limited to commercial aviation-related uses. Respondents should identify their specific use of the property as a Specialized Aviation Service Operator (SASO), which includes a Commercial Aeronautical Service provider that is authorized to provide any one or a combination of the following activities; flight training, airframe and powerplant maintenance, avionics sales and maintenance, aircraft rental, aircraft charter or taxi, aircraft management, aircraft sales, aircraft restoration and refurbishing, and specialized aircraft services. a. Respondent’s proposed activities must be fully operational within one (1) year from occupancy. b. Respondent must provide proposed monthly rent amount and lease schedule for rent commencement, and date of beneficial occupancy. c. Respondent must be properly licensed and certified to engage in all activities as proposed by Respondent under this submittal. d. Respondent will be responsible for all insurance, fees, maintenance, and utilities that service the Hangar. e. Operations of the Hangar will be compatible and shall not interfere with the aviation uses of the airport, or otherwise compromise or disturb the operations, use or safety of the CHARLOTTE COUNTY AIRPORT AUTHORITY PUNTA GORDA AIRPORT LEASE OF 10,000 SFT HANGAR BUILDING INCLUDES 1,350 SFT OFFICE 5 airport. f. Respondent must comply with applicable federal, state, and local laws, which includes without limitation all airport rules, regulations, minimum standards, and required insurance coverages, as may currently exist, be promulgated, or amended by the CCAA in the future which may apply to the proposed activities.
