State Project Number 43GR0015 Legend Golf Course Renovation and Irrigation Replacement A. The work will be done under one prime contract that includes: golf course green construction, bunker construction, irrigation and grassing construction. B. The following summary is a general guide to the scope of work. It should not be construed as a detailed list of work included in the contract. 1. Mobilization, Permits, Install proposed SWPPP. 2. Clear undergrowth Trees, Cut Stumps to grade. 3. Spray Herbicides (by Owner, unless Alternate 8 Accepted). 4. Scalp, Verti-cut and Aerify Existing Turf (by Owner, unless Alternate 9 Accepted). 5. Strip Turf and Topsoil in Areas to be graded, stockpile. 6. Core Existing Sand/Mix from Sand Bunkers, Tees and Greens. 7. Demo and Dispose of Cart Paths, Replace with new Cart Paths (where shown). 8. Mass Grading and Shaping of indicated areas (partial). 9. Replace and Install New Drain Pipes. 10. Expand 10 Greens to original dimensions. 11. Build 10 new green complexes, complete. 12. Build, Level and Install new mix on all main tee complexes, Build 16 New forward tees, 1 new back tee on hole 18 (and others, if alternate bids are accepted). 13. Install complete new irrigation and upgrade pump station. 14. Remove sand, rebuild and/or remove sand bunkers as shown on plans, install new sand. 15. It is highly encouraged potential responders review Section 00 73 16 Insurance Requirements as well as AIA A201, Article 11 of the solicitation before submitting a response. This Project has a 5% Targeted Group, Economically Disadvantaged, Veteran-Owned Small Businesses (TG/ED/VO) subcontracting goal. Responding company has completed as a Prime Contractor, not as a Subcontractor, the work for at least two (2) contracts which have achieved Substantial Completion since January 1, 2022, for General Contracting that involved a similar project scope. Each of these contracts MUST have had a construction value of $2,000,000 or greater for a similar type or scope of work. The General Contractor must be a Member of the Golf Course Builder’s Association of America (GCBAA) or shall have completed the renovation or new construction of at least two 18-hole golf courses in the past five years. The contractor or subcontractor responsible for the installation of the irrigation system must have a minimum of 10 years of experience installing golf course irrigation systems of comparable size with a minimum of 2 complete 18-hole golf course irrigation systems completed within the last 5 years. Project Manager and Job Superintendent responsible for this project EACH has had at least five (5) years of project management experience with golf course construction projects similar scope and value to this project. Each of these contracts must have had a construction value of $2,000,000 or greater. Category: Construction. Estimated Value: 10,350,000. Estimated Completion Date: Sept. 17, 2027. Pre-Bid Meeting: A mandatory pre-bid meeting will be held on June 17, 2026, at 12:00 PM CT. Responders need to pre-register for the attending the mandatory pre-bid meeting by June 12, 2026, 5:00 PM CT.
