    The City’s roofs deteriorate primarily due to aging. Their exposure to the sun, windstorms, and rainstorms causes joints, membranes, and seams to separate and sealants to erode. The resulting gaps, peeling, and holes create leaks and other damage.The roof maintenance and repair activities the selected firm will perform on an as-needed basis include debris removal, reapplying sealants in and around membrane seams, joints, downspouts, parapets, gables, etc., and when peeling or holes develop, then the roofing materials in the damaged areas are to be removed and be replaced.The City intends to enter into a five-year agreement with a firm to maintain and repair all of the materials that comprise the City’s roofs and to perform that work on an as-needed basis.
