    Project Name: Creedmoor Provide Transitional Residence, South Campus (PLA/Union) Owner: NYS OGS Architect/Engineer: Architectural Resources Project Description: this project consists of the construction of a new one-story transitional residential facility at the South Campus of Creedmoor Psychiatric Center for the New York State Office of Mental Health. The proposed facility is approximately 13,500 SF. The scope of work includes, but is not limited to: Construction of a new transitional residence building containing approximately 25 resident sleeping rooms, including ADA-compliant bedrooms and toilet/shower facilities, along with administrative offices, dining areas, multipurpose rooms, exercise room, medical/exam spaces, laundry facilities, kitchen and support spaces. Complete site development work including demolition/removals, excavation, grading, drainage improvements, stormwater management systems, landscaping, sidewalks, concrete pads, asphalt paving, utility installations, erosion and sediment control measures, fencing, signage, and coordination with existing campus infrastructure. Structural work including foundations, slab-on-grade construction, roof framing, trusses, and associated structural components. Full architectural build-out including interior partitions, ceilings, finishes, doors, windows, millwork, roofing systems, accessibility features, and exterior façade systems. Complete MEP/FP systems including new HVAC systems with VRF distribution and building management controls, plumbing systems, domestic water and sanitary systems, fire protection sprinkler systems, electrical power and lighting systems, fire alarm systems, security/CCTV/access control systems, and associated utility connections. Temporary construction staging, contractor access roads, temporary utilities/generators, construction fencing with opaque screening, protection of existing historic fencing and adjacent facilities, and maintenance of campus access throughout construction. Project Labor Agreement: The successful low bidder, as condition of being awarded this Contract, will be required to execute the PLA. All subcontractors of every tier will be required to agree to be bound by the PLA.
