General Scope of Work:Contractor shall furnish labor, materials, equipment, services, and specialized skills to perform work involved in the Project. The Work in the Bid is defined in the Project Specifications and will generally include the following:Project Description:• Replace the two existing AC Units.• Replace and improve duct work to improve system efficiency, flow distribution (comfort), air quality and prevent the formation of condensation that can damage the control room equipment.• Install air cleaning equipment that will capture sub-micron particles in addition to airborne allergens and some gases and odors (Dust, Smoke, Pollen).• Install Germicidal UVC lamps to control bacteria, viruses and mold spores.• Install Oxidation UVV Lamps to oxidize gases and remove odors such as smoke or other chemical gases and unpleasant odors.• Install a self-adjustable fresh air supply (Economizer with damper) that will provide at least 6% of “fresh” filtered outside air.• One unit must always stay operational when work is performed.Equipment:• Qty. 2: Trane Precedent 5 Ton / 460 Volt - 3 Phase - 20 Amp / Heat Pump Package Units (WSC060H4R0A005D);• Qty. 2: Trane Ductwork Economizers (BAYECON087A);• Qty. 2: Honeywell T10 Thermostats with Wireless Temperature Sensors (THX321);• Qty. 2: Pristine Air Polarized Media Air Cleaner (PMAC); Particulate Filtration;• Qty. 2: Pristine Air Remote Mounted UVC Lamp; Microbiology / Viruses; and• Qty. 2: Pristine Air Remote Mounted UVV Lamp; VOCs.Job Specific Requirements:• Demo and haul away two (2) Existing Package Units and all associated Airflow Distribution Ductwork.• Reuse the Existing Ductwork Supply-Air Cans, Return-Air Cans and Return-Air Grilles.• Install Pressure Treated 2x4's and 4x4's to elevate the Package Units off the roof deck.• Cover the Passive Ventilation Openings in the Ceiling of the Control Room using DuctBoard Insulation.Subcontractor Services (Included):• Subcontract and pay for a licensed, bonded, and insured concrete cutting & coring company to enlarge the exposed HVAC ductwork openings in the board formed concrete wall that leads into the attic space above the Control Room.• Subcontract and Pay for a licensed, bonded, and insured airflow balancing and HERS testing company to commission and balance the fresh air economizers that will be installed /connected-to the HVAC Package Units.• Subcontract and pay for a licensed, bonded, and insured airflow balancing and HERS testing company to complete the state required HERS test to fulfill the Mechanical City Permit needs.Parts / Supplies / Accessories:• 18/8 Low-Voltage Control Wiring, Conduit, and Junction Box;• 3/4" Copper Primary Condensation Drain Lines with P-Trap and Breather;• Rubber isolation pads to place in-between Pressure Treated Lumber elevating skids and structure rails / footings of package units; and• All necessary hardware, mastics, and materials to complete a proper performance-based installation.Ductwork:• Custom fabricated /seamlessly welded 16-gauge galvanized steel sleeves to shield and protect ductwork penetration holes that will be cored through the board formed concrete walls from the exterior to the interior attic space above the control room.• Custom fabricated and internally insulated rigid Sheet metal ductwork from exterior / exposed transition from unit into attic space above control room.• Custom fabricated DuroDyne flexible ductwork connectors to make ductwork connections to package units.• Redesign /reconfigure ductwork layout within attic space above Control Room to maximize serviceable access within attic.• Installation of Rigid KD and/or Spiral Ductwork with 5' Flexible Duct- Tails connecting to diffuser cans.• Modular Core Supply-Air Diffusers, painted oil rubbed bronze to match aesthetics inside control room.
